I am currently an PNW resident, own a home and have a well paying job of 31 years. I have been researching and watching various Montana area Real Estate prices since 2019. Since late 2020, prices of houses seemed to have double or tripled in price over night in mid-late 2020 through 2021. Although the prices have come down some, they are still quite high for my liking. What king of industry/jobs in the Billings area support a $450K to $550K house? I just don't see how any locals can afford a house out there.

I’m actually doing a video on what jobs are in the area in the next week or 2. Keep your eye out for that one. We have a lot of entrepreneurs and business owners. We have well paying jobs in the gas refineries and mining. We have two hospitals and two colleges. The demand of housing during the pandemic made prices climb unreasonably fast. It was about 19% each year from 2020-2022.

As far as first time home buyer down payment assistance, what is the maximum % down payment assistance can you qualify for? Here in Denver it is 4-5% with a certain program. We are looking to move to Billings within a year or so.
