Jennifer's absolutely right! One key addition...get pre-approved AND track your debt-to-income ratio as you go. Too many buyers get pre-approved, then take on new debt before closing. Lenders check again before final approval, and surprises can kill deals! Stay lean, stay ready.

The realtor can negotiate but it depends on how they drew up the initial contract . Generally, buyers agent writes contract as that is your initial offer
