Absolutely love this video. Just bought a house a few months ago and this is exactly how it goes. The only thing we did differently, which I HIGHLY RECOMMEND, is we had the survey arranged as soon as we could after the offer was accepted. Reason being, you wanna catch any major issues early in case it's a deal breaker and if it is a deal breaker, you still have to pay your solicitor for any work they've done so far upon backing out 🙌🏻

Why is the independent survey at the end? If they find something wrong with the property, and I decide not to buy, wouldn't that be a waste of time all involved? Or would the seller decrease the price?

Something I find strange is this: for example’s sake, before buying a car it’s recommended you do a thorough inspection to then be able to put an offer down, taking into account any repairs needed etc. Why is this not the case for houses? I’d expect the survey to be done first thing so it informs the offer. Any thoughts on this?

It's interesting the solicitors are required, and on both sides. In the US, a Title company checks the property ownership, leans, easements, etc. and an Escrow company handles the exchange of money and the assignment of title. These can be separate companies or the same company and are hired by the buyer.

Great video, just don't agree with the order of steps 2 and 3, I would swap (if you need a mortgage). this is because although you would need a solicitor to put in an offer, you will need first to know how much you could borrow so you could look for properties and manage your own expectations, this is special important if you have a complex situation in terms of income.

I went straight to the seller and we organised the exchage and move dates because their solicitor was so lazy taking ages to do their thing. Both parties were ready so we organised everything and the solicitors had to get their ass in gear and catch up.

Hi Samuel, taking the tips from the video I'm so stuck I'm deciding whether to tell the lawyer that I'm wanting to purchase on mortgage for a commercial buy to let or a mortgage for the residential and as the process is the same then or can I choose any of the two options to disclose to the lawyer as a property has both residential rooms and also rooms for let I've not seeing a contract but that's what stated on the description.

I don’t think the bubble will pop. To many people renting which is more secure than mortgages. All you have to do is recycle the tenant instead of wasting a 30 year mortgage. Renting might be the only way forward.

Good investment plan is what we need and many ignore it. think about it, we do not know how bad this recession will be , what happens when a lot of first home buyers, especially in tech industries, lose their jobs? How long before they cannot afford their mortgage payment? what happens if some jobs don't come back or cannot come back? How many home owners are just getting by month to month

I now owe my.solicitor £2K when the lender decided not to lend us mortgage due to some garden wall issue. Perhaps it is a good idea that you have included (or another video) when to have the solicitor jump in, factoring the potential decline of mortgage or your 2k will be flush out in the drain.
