Both should be same. EC will be updated whenever a land is sold. Patta will be updated only when applied and issued.

Sir, now only my plot owner (just we have given token advance) have applied for patta. It is dtcp approved layout. Land owner is having all documents except patta. What are the other documents we should ask her?? Should we ask her for fmb sketch, since she doesn't have patta, she didn't pay any vacant land tax... So other than Sale Deed, parent documents, what are the other documents she should give me. Chitta, adangal etc

Madam parent docs vary from case to case. Only a lawyer can say that and only he should certify. Not having patta is not an issue. You check other doc's thru advocate. Ensure patta is submitted before u register. Don't pay any further amount until lawyer clears it

I believe they will ask for full money before registration. My suggestion is to clear Legal and Engineer Valuation first before committing any big amount. You can give a token amount of Rs. 25k (this itself is high) and get copy documents and then proceed with agreement and big money
