If you know spanish then you will do friends and u´ll be interested about your friends culture, history and arts, if you have right friendships you will do well in business. Don´t underestimate what you have learned, there are a millions of people in this Earth that would never take a step into a place to study. Honestly, all of those things are important, lol. If you know calculus you can learn a better budget. Spanish is very useful in business, and art appreciation teaches you that the value of things will usually appreciate.

I’m 22 years old from California, found some land 2hrs away from LosAngeles I’ve been saving up so will be able to actually purchase it in cash if I decide to go for it it’s 10acres , but I’m first in my family to purchase land so I have many questions and don’t know if I am doing the right thing 😭 I wish I had more friends with land etc. Wish me luck guys 🤞

Yes they are. I hadn't even considered joining one until I needed this mortgage, but now I have a go-to lender for future real estate investments.

Yea definitely, but unfortunately Lake Tahoe area is super strict about that stuff. It is super expensive to build there, but upside is that short term rentals are booked year round and can command $500-700 a night.

A land loan might be your only good option besides buying with all cash. If the land is cheap then an unsecured personal loan could be an option.

Great vidoe! I'm thinking of buying at least 4 acres so I can subdivide and sell off 3 acres individually 1 each to come up with the money to build my home. Suggestions for this idea please!

It's a good idea in theory, but you need to be 100% sure that you are allowed to subdivide the parcel and sell off the newly created lots before you buy the land. You also need to make sure that there is actually a market of buyers that are looking or will be looking for lots in the area. If you purchase that property and come to find out that you can't execute your plan, then it may be very hard to re-sell that lot and get back what you paid for it. Good luck!

Land and lot loans are the same thing. Land doesn't need to be part of a planned development to be purchased with a land and lot loan, but it does have to be "buildable".

I’m looking at Anza California and I have a travel trailer I would be living in it until my trucking business has been in operation for a year. The available land I’m looking at are just under 5 acres for 60,000 and less. No utility. Is there any way you can lead me in the right direction in regards to getting a loan? You can use referrals and sites like Houzz, Yelp, and Google to find builders in the area who can give you an estimate for your general plans. I'll make a video explaining how to choose an architect, engineer, and builder soon once I get farther in my own process. Thanks for watching!

Only way to get land with no money down is with a home equity loan or line of credit from another property. Otherwise land loans require at least 20-30% down

It is low for a custom home in Lake Tahoe. The bay area and LA are going to be $$$ as well since land and affordable labor is scarce. You could build a tract home with builder grade materials in the suburbs for a lot cheaper.

It's going to be tough with bad credit. Unless you already have a ton of cash, then you're probably best off saving and building your credit until you're in a position to build a home.

Dont get HOA unless you want a 2nd party to have legal leverage against your property for the entire time you own it. But you might be a neurotic type of person and call the HOA on your neighbors that they left the garden hose out.
