I would love a whole video on step 11. What kind of background checks / references do you ask for? What do you dig for when looking for good tenants? I’d find that super interesting on how to find good tenants for your rental property

I have been looking into buying a rental unit for 2 years now, but haven't been able to settle down in one city for long enough to make my first purchase yet. Just moved to Montreal for the next 3 years, but I am unsure if buying a rental property for such a short term is a good idea. I am currently increasing my investments/savings so I can buy two units when the right time comes. Keep it up!

Can be a great opportunity if you have someone in that area that can help you out. You'll almost inevitably need a property management teach and even maybe a partner in that city to deal with anything that comes up.

Hey thanks for watching! Technically speaking, no that wouldn't really apply unless you have probable cause. I'd recommend speaking with a certified mortgage broker for more info!

Hey Griffin! Any chance you could offer advice for us looking to upsize homes in the future? I'd like to not have to incur a ton more debt which eats into my monthly cashflow. I was thinking of maybe trying to get into a new build and letting my current home appreciate in the mean time but maybe there is some other things I'm missing. Anyways great work on the channel! If you’re looking to maintain monthly payment amounts, it pretty much comes down to balancing your interest rate and your down payment more importantly on the new build. That’s it really.

Awesome video. How do you get a rental property like a townhouse or single family home in Canada for less than 20% down? Or have you only bought duplexes which require less because you have been living in them?

I've only bought duplexes and above with the goal of living in them when 5% down. That said, it you buy a single family home, you can buy it at 5% down, live in it and then rent it out afterwords! no issues there

Hey Griffin, Great video! I truly appreciate your time. Quick question, aside from the minimum payment of let’s say 5% and all the other closing cost, how much cash should one have as a buffer when purchasing their first home?

Depends on the price of the home, but I would say comfortably at least 3 months of expenses in an emergency account, minimum. That's my personal opinion though

Awesome video, Griffin! What can be done if you buy a place that has all its tenants in it and you want to live in it yourself, or raise rents? Are you able to kick out all or some of the tenants by buying a place to be owner occupied?

Yes you can. I’m not sure about the rules in other provinces, so definitely do some research, but in Qc if you’re the owner and have the intention of taking back a unit to live in if it’s occupied, you can do so by giving the tenant 6 months formal warning before the end of their lease. That’s what I did

In my case my 5 year mortgage is about to go to term in November and right now the rent for our new tenant doesn't quite cover all expenses. If you are going into it for an investment property the actual price isn’t too big of a deal as long as your rental return makes sense
