i just turned turned 18 and have been interested in real estate for a while now. i currently live in the mont bleu area but after watching this video i started looking at duplexes and foreclosed properties around the vieux hull. im hoping to get somewhat as good of a find as you did so thank you for all the very useful information and i'm glad i finally found someone who talks about canadian real estate lol

Extremely insightful, always thought of getting into real estate investing but was unsure of all of the added costs. I love the transparency you're giving. Real estate in Aylmer/Hull is booming, you made a good call to cash out. 35.7% property value appreciation in ~10 months is unreal. I'm very interested in hearing about the quadplex as well. Also, I'd love to hear about the challenges of being a landlord and other considerations such as your policy for rent collection, tenant selection, etc. Maybe you have already covered this in other videos and I just missed it but I'm curious as to what you think about it. Glad to see you putting AY on the map!

It's definitely a crazy market right now, and more difficult than ever to find a great deal. With that said, it's still possible. That's why it's taken almost 6 months of running deals all the time to finally find a quadplex of interest to me. I'll make a video for sure on it and try to include a minute or two to speak about challenges as a landlord. AY represent haha!

Nice ROI, good job. I also invest in rental properties. I usually just refinance and pull out the equity to avoid paying capital gains. I roll that into a new property and keep all of my properties for cashflow. Is there a reason you chose to sell instead of refinance?

Great video and well done on the outstanding ROI! 2 questions: 1. How did you negotiate raising the rent after forced appreciation of the building? Did the tenants not have fixed rental agreements? 2. How did you renovate the interior with existing tenants there? Did they move out temporarily or did you just renovate ‘around them’?

I didnt know you are in the Ottawa/Gatineau area. I just recently moved to Ottawa for a job, bought a house at the same time in Kanata, near the Tanger Outlet. Bought it last year, so I got a solid deal. Housing price has gone skyrocket since, after the pandemic hit. Stock or real estate, keep the content coming!

GREAT video! I’ve been looking to enter the real estate market and for 180k I could totally do it. HOWEVER, my market is Vancouver which is astronomically expensive!! I can’t afford it. But I know some people simply travel to cheaper areas, but for me it seems like more difficulty than it’s worth. Some people partner up with local investors.... which do you think is best? What are your thoughts on buying an investment property somewhere far away? For example, a Torontonian buying in the Ottawa region. Tricky because property management eats up the majority of the profit.

How you were able to raise rents from $600 something to $800. I assume this was for the same tenants, where in Quebec annual rent increases are controlled by Regie du Logement and usually the increase will not exceed 5%.

Since there was only 5% down on the property, I would have had to leave 20% of the new value in the property upon refinancing this deal, leaving almost no mea ton the board afterwards.
