Buying Your First Deal-Real Estate Investing Made Simple: Here are 4 things you will need to do to get your 1st deal in real estate:
1.Find a deal- People think it’s easy getting into real estate but it’s not. It takes reading report after report. You have to find a deal and that’s harder than people think.
2.Analyze it-Do you know what to look for in a deal? Do you know the terminology?
3.Finance it- It’s expensive getting a big deal. Buildings with 50 units or more are out of reach for most people. Most can’t get the debt, let alone the down payment for a $30 million-dollar deal. This is probably the biggest problem that scares people away from investing in multi-family
4.Manage it- Every building comes with tenants, termites, and toilets. If you have the money but not the time, if you have a job that you’re making a lot of money with, if you’re the CEO of a company you don’t have the time to work with the tenants, termites, and toilets that come with a property.
You can be a passive investor and not have to worry about finding the deal, analyzing it, funding it, or managing it. Those are the problems I’ve had and the problems you’re going to have if you go at it alone. So I'm going to offer you something. To qualify for my offer, you need 3 things:

Most times it amazes me greatly the way I moved from an average lifestyle to earning over 63k per month, utter shock is the word. I have understood a lot in the past few years to doubt that opportunities abound in the financial markets, The only thing is to know where to focus.

@@ryanjames8356 Anyways not actually, what I know about trading almost borders on zilch lol. I make huge profits on my investment since I started trading with Mrs Camila, her trading strategies are top notch coupled with the little commission she charges on her trade.

Im only 14 years old many teens my age only care about what they got now and having as many girlfriends before highschool, but im soooo into this i wanna get in the game i know im young ASF but atleast im learning early i know theres risks at being in realestate but i got one life to live and i aint gonna blow it living an average life

Just started my first sales job today at 21. I haven't had it easy but I put in the work to get here and now I can't stop. I wake up every morning at 5:30, watch your tips until I go to work and am ready and motivated to get to my first rental property. don't ever tell yourself you cant do anything guys.

The education I am getting from watching your shows is world changing. The school system, your parents and your immediate environment offers an education to keep you within the guide lines of being normal. Maybe because that's all they know or possibly they aren't willing to except that the old ways of managing and growing money just aren't relevant anymore. The main advice I have been given up until being introduced to your education is work hard and save as much as possible. Well the fact is I work harder than most anybody and I have saved and sacrificed my whole life, just to end up still broke. I say all of this to convey my frustration with all of the education and advice I have received up till now, and to also say Thank You Grant Cardone (Uncle G) for opening up mine and hopefully millions of eyes to the understanding that the system is not interested in you becoming successful, but only in keeping you in the game to pay your taxes and your bills so that I minor few can live the life of their dreams and you can watch and admire. Hello Grant! How do you figure out/factor in current tenants? Like how would you go about flipping and reselling a deal when you want to work on the units that are already occupied?

Grant, right now I'm studying real estate to become a broker in Colorado. Just want to thank you for these lessons, as it's helping me better understand some of the concepts (I don't math well). I'm encouraging my older son (19, who is looking for a place of his own) to watch your videos, buy a multi-family building (at least a duplex), and have his share of the mortgage paid for.

Hey Grant, thank you for the lessons. When trying to flip a deal, is it better to look for one with a low cap(6% aprox) and increase it or is it better to look for one that is high already?

Ignore the CAP Rate, you're buying the CASH FLOW. Just because it's a 25% Cap rate doesn't mean it's a good deal. You need to LOVE the deal and there has to be meat on the bone left. Value-add, loss to lease, poor management, etc!

Hi Grant, so I'm watching these episodes and I live in the UK, London. Buying units as opposed to single family homes makes sense. But how do you find that kind of real estate in the UK, it's certainly not available in London for £260,000. Appreciate your input.

Thank you for the great video Grant! I am currently reading The Closer's Survival Guide and I'm loving it and it has helped me with my own personal business (Non real estate). I wanted to ask if you recommend starting a LLC before you start buying properties or move the property into a LLC after you buy. Also, would you recommend incorporating in the state you want to purchase properties in or a state like DE with it's tax benefits. Thank you for all you do and keep up the great work!

My parents have financial literacy and do very well but come from a different time. They did college and ended up eventually opening their own business. I went through college but dont use my degree and I sell real estate. however i wouldnt give back my college years for anything, although I was broke during that time I had the most memorable and fun experiences of my life which money cannot buy :)

Grant - love your energy, man. I listen to your material from morning to night. Gets me fired up. 30 years old, always rented and will continue to rent. I'm in the middle of my first real estate deal that I believe can generate income for me. I don't know if it will go through or not, but it's very empowering just to be a participant in the market place and be able to move onto the next deal if this one doesn't meet my contingencies. Again, love your stuff. Refreshing to see somebody genuine!!!

Abdul Bey T.V. My man, that's what I am working on, even my minimum for syndication is 8 units. Anywhere from 12 to 32 for 1st and 2nd time syndications is basically good, assuming homework is done.

I’m 29 years old I have 4 kids I make okay money.. Since I was a kid though I’ve wanted to build something massive.. Everyone i grew up around was terrified of money and of debt and beat into my head save save save.. I’ve been watching and listening your videos lately and I’m getting ready to start building a portfolio.. I just bought a duplex and turn it into a rental property. It’s in a perfect family/college neighborhood each duplex has 5 bedrooms I threw in some appliances on both sides and updated the HVAC (I did all the labor).. Your videos gave me the extra push I needed.. I’m done playing it safe and staying broke I’m gonna build something starting now for my kids.

@@j.a.rosario6353 Where did the 2850 come from? If ti's a 4 unit and you stay in one unit. You can rent the other 3 units for 1200 a month. 43,200 a year. 3600 a month. Am I wrong?

@@ptjuare81 Grant's associate accidentally provided the monthly revenue($2850) before mentioning the annual revenue (34,200) and we were later informed that Grant suggested paying rent to the home even though you would be living there. The property still produces 4 units worth of revenue even though some of that revenue is coming out of your pocket.

Hi Grant! My name is Maggie, I'm only 19 and I'm currently in school for nursing. I have 5 grand put away (outside of my savings account) and I was wondering if its possible for me to get started with just that amount. I know you reccomend not buying anything under 16 units, but a 1 million dollar(+) deal seems completely out of reach. Should I get started with a home? Single/multi family?

Hi Grant, we bought a house 2 years in Sunrise, FL we have about $65,000 in equity, which is more then double our down payment, should we sell and invest in a duplex or triplex, live in it for a year, then repeat the process until we are financially independent?

I'll inform u... they r boutique architect firms and establishes developers.. now when one goes into their local council to discuss developing the land the wait is upward 2yrs application process, after their is 5 types of developments to choose from and none r cheap...otherwise to seek out a multiUnit upward of 10 |20|30 you're looking to pay 1.4million plus🤣🤣 1-4 is considered residential in AU too.. multiUnit something that will gross someone 80$k plus per yr is really rare to find anywhere in AU... I've been looking for years... I saw one in Wollongong recently w 8unit doors selling for 1.9million🤣🤣🤣🤣 the way I see it is this... in AU it's better to purchase a house near Univerisites and rent 2ppl per room.. 4rooms. 8ppl in house. 220$per person per week that's 1600$ per week.. I know a few Turks doing this around Alexandria ect... our market is quite different to the US and harder to find good deals..less ppl.. less diverse.. more companies taking the pie and typical Australia doesn't share.. developers in AU I'm talking... it's rare to see a person w multiUnit unless they r builder owners, carpenter owners, developers, Jewish, Italians, because they invested when things were like 180$ for multiUnit.. like aroynd Bondi..mostly Jews, Italians, Greeks own the old multiunits.. when u see the new builds around Zetlands ect these r multimillionaire developers w established companies.. kinda not possible for now MultiUnit in AU.. mostly it's so corrupt.. stick to house to rent out.. BUT it's now illegal in AU🤣need to register w council the house as a communuty house.. which may not be passed through council lol.. then if u go ahead. I assure u.. students will go to council or ACCC and complain about the living standards.. n u r then in deep shit. Lol it's hard to flourish in Australia too many rules n red tape US is cool..mostly letting ppl hustle to flourish n make money.. not so here in AU

Tiko Blane Im personally rebuilding my credit and working to get the 5% deposit saved by fall for a duplex i live in. If the property analyzes to show the value and you have the cash down + reliable income you should be golden...you might need a cosigner. If you dont have a penny and still wanna get into the game you have to learn about "syndication". Im still learning to analyze deals...im a total noob

I'm newly married - I recently told my father in-law I wanted to buy miltifamiy homes - He said it was a bad business investing idea - Just do my 401k and also that renting a home was better because you didn't have to do anything. .. Love him, but this guy has never even owned a single family home... HHHHHHHHHH.

I have a question, let's say I have 200k and I buy my first deal with a nice cap rate which gives me a nice cash flow. How do I acquire my next property? Do I wait to save another 200k ? does the 6 take into account property tax, HOA fees, upkeep/maintenance? if not that adds almost 2% onto any deal(solely estimating here! I know there would be many factors i.e. complex and area) but is that right?

Dear Grant, I love your 50% rule, where you divide the NOI by 50% to get total expense. Does this also include property management fees? If not, how many more % would you take off NOI to account for Property Management fees. Love the show, thanks.

Grant - Love the Show - You do a lot to overcome the fear of the first time investors - I am looking at a deal in a Georgia Coastal market - 110 units with a value add component. List at $8M and cap rate at 6%, NOI is at 513k - value add to $80/MO w rehab
