My crew (ten years ago) was contracted to go around the country cleaning PTAC units at hotels. Then the hotels got cheap and maybe I got tired but This is how we did it: I believe the only good way to clean them is to haul them outside and set up a work station with a garden hose and coil cleaner in a pump up sprayer. Wet down the coils with water then spray down the evap., the condenser coils, the pan and the blower wheel with coil cleaner - wait a few minutes then spray it down with a garden hose- carefully don't get water on the controls. Wash out the drain channel between the evaporator and the outside pan. Open the vent door and throw out the shipping screw (so room has a fresh air intake). rinse and repeat- then lift unit from control end and dump out the water. Take back to room- before installing clean the wall sleeve with a wet vac. It the drain is a question pour water down the drain. A gallo gun can be used to clear the drain but it uses a lot of CO2 cartridges. Slide back in place then plug in and connect t-stat wires and turn unit to cooling to make sure it works. We did thousands of PTACs lost maybe 2 from water damage. Each unit took 1 man about 20 to 30 minutes to do- so each man could do 14 to 18 a day. Really focus on the inside of the condensing coil behind the outdoor fan that is where the heat builds up these coils tend to collect salts from the condensate water and corrode away at the bottom and the dirt is concealed by the fan blades. The indoor fan is a mildew haven. Leave the spring loaded defrost plug alone don't remove it. The outside pan is suppose to hold water and sling it on the condensing coil to help cool the coil. In some very humid locations you may have to remove it like Miami or New Orleans or Houston. The sleeve is suppose to be sloped 1/2" toward outside so water drains from evaporator pan into the outer half then overflows into the sleeve if water level gets too high (look for the slots in the back of the PTAC pan) and then there are plugs on each corner of the outside of the sleeve that can hold an optional drain tube- these will allow the condensate water to pee down the exterior of the building. Hopefully there is an internal drain on the wall sleeve and it may need to be checked to be sure it isn't leaking. - new drain kits cost around 12.00 each and have the drain elbow and gaskets. One last thought if your PTAC's have a metal base it can be removed to access the drain tube from the sleeve. I have seen hundreds of kinked drain hoses just under the sleeve.

I have been staying in a hotel for about 6 months right now looking for housing and one of these is in my room. I don't think it's been clean for years. I have a mold sensitivity and wonder if this could be the reason why I am feeling like complete crap. It just started in the spring when it started raining profusely. I honestly don't know if they've ever been cleaned. Plz. Ty

@@criticalthinker72 Very similar situation. Moved to a better hotel but still it needs cleaning. I saw one quote on cleaning for $200 but that was a bit ago (I may spring for having it cleaned myself if 100 degree heat continues). Prescription nose sprays azelastin (antihistimine) and flonase (corticosteroid) help some.

I work at a hotel, not the way I do it. Pull dirty ptac clean wall shell and replace with clean ptac. No long prep. Room ready in 15 minutes. Take dirty unit outside and spray coil cleaner on coils, fan blades, pan and inside blower cage area. Tilt unit for drainage. I have a hose directly tapped into the hot water system. Rinse with 125 degree F water avoiding controls and gfi plug. Air compressor with blow gun clears coils and fans of water. shopvac water from pan. Plug in and test. Done. Your way would take too much time in prep. Only takes me 20 minutes to clean and test a ptac. Allergen and dust free, same as the cover. I have 132 rooms to take care of, and doing it your way it would take waaaay too long to clean them all. I have 5 units ready to go in storage.

Good job! I know a lot of hotel maintenance guys and they all talk about doing this but few of them have the time to do it. They get started but after 5 to 10 rooms they postpone the work.. I worked as a contractor so we did a property in 3 to 5 days. We also had to disconnect reconnect the thermostat wires to the control boards. If they use wireless t-stats you can't play musical chairs with the PTACs each one has to go back to the same room or switch the transmitters .. We never blew the water off the PTACs after cleaning just tilted to drain them, rolled them back to the rooms and made sure they came back on. We rarely cleaned the plastic covers. That was a lot of work we had a 3 man crew and just about wore the elevators out. I refused to do properties without elevators. Last fall I pulled 280 PTAC's that were 3 to 4 years old and many were filthy. Half of PTAC coils had so much pet hair on them it looked like a carpet. I was servicing the digiair compressors not cleaning them. I hate when the fan comes on and blows right in your face but what doesn't kill you makes you stronger....or maybe gives you a chronic cough.

I just hose it down (careful with electronics) tilt the AC then use a blower to speed dry coils all under 3 hours

If they were just doing one then I can understand them taking it outside but if they're doing a whole floor or the whole hotel it's more convenient and time efficient to clean them in the room.

the condenser coils trap 70% of dirt.. i clean them every day. take both fan covers off and deep clean outside. a hose and coil cleaner. make sure u cover the electrical with a trash bag. magic

If this was directed at the ptac itself then why didn't you show cleaning the condenser coil? The only thing this cleaning would improve is the heating portion of the unit. The condenser wasn't touched, the cooling on this unit wouldn't have improved at all.
