How do you know how much to chunk. If we use the LOC if 15k why is chunk only $9, 900 1st year?

I'd use the 300K to put a down payment on a $1MIL commercial apartment of 10-20+ units. That will be a better use of that money than a single family home. I'd live in one of the apartments until I paid off 30% of that mortgage and pulled another 300K HELOC and rinse and repeat about 4-6:times then go for a 50-100+ unit and it's all down hill from there. You'd be a millionaire in about 15+ years. Single family homes are the worst investment one could make.

I don’t understand your math in the chunking pay down. You have $1200 of cashflow, make a $9900 chunk payment and pay it off in 6 months? 6 x 1200 cashflow equals $7200, not including interest on the heloc??? Also, after the first year you say they get a $200 a month increase equally $2400 a year but you increase their 6 month chunk $2400. Can you explain??

Joe Iuculano I know but the expenses doesn’t come out all at once what ends up happening is even tho I don’t technically bring the line of credit to zero I still have the ability to make my next chunk and if I gradually increase my line of credit throughout the years I’ll continue to have that space. Also the interest ends up being nothing because of the amount of interest I’m saving on the mortgage so my borrowing costs goes to zero

I have been watching your videos for about two months now and must say, I like how in-depth you go with this system when compared to others I find while surfing KZbin. Nonetheless, I have thought about the possible implications of substituting annuities for the real estate portion. So lets say someone who is doing this system invest's $10,000 in a Single Premium Income Annuity (SPIA) for say a payoff of 5-10 years or perhaps a lifetime. This would increase both income and cash flow while keeping liability at zero. So this person would stack or you could say ladder SPIA's for both income and cash flow. Remember an annuity may be protected with the state you are in. For example in my state I believe the monthly income from an annuity is protected from most if not all creditors up to about $2200 to $2500 per month. Another interesting point to make here is annuities are also considered an asset. Therefore could help to increase a credit line, maybe. Have you looked into this? Thought of this? Dollar for dollar on return which is better a SPIA or real estate?

You have great videos, I subscribe, watch them and have learned plenty. The one consistant criticism is the assumption of an income increase. It would be better to not assume the increase and if there is an increase then good.

If you can't get me a 1$ raise at your job something is wrong would you agree? I pretty much factored the increase over 7 years. Pay close attention to that increase I only did it for 2 or 3 years the other 4 stay consistent. Work with me here the scenario overall is super conservative.

I wont hold firm I just think that it's better to assume low and they get the increase rather than to assume high and someone doesn't get that increase. Small potatoes though bro. Thank you for what you do, in a major way. If you could, one day could you make a video for small business owners who dont have the consistancy of a regular salary or hourly wage. Often I have no idea what I will make until after the year is closing out. Sometimes my yearly actually decreases.

The numbers are ranges and you must understand that the money I’m investing and saving in is not money that sits and does nothing its income producing assets cashflow money I see each and every month. I want to shift your thinking on how you save and invest. I can both save, invest, spend, and live does that make sense

@@DenzelNapoleonRodriguez Would it negatively affect me if I chose to chunk $10k of my $12k personal line of credit? (Perhaps it would help if I also said I have a cc with a $17k line of credit that I never use, maybe that balances it out?)
