How do you go about making sure the house is disconnected from water, electricity and gas?. And I know it depends on state , but generally are permits required for demo?. Thank you for any advice.

Utilities have to be disconnected most times the power company will leave the wire hang from the pole to the house because everything from the meter to the house belongs to the homeowner so they just pull their meter and as long as you don't damage the pole it's up to the demo company to remove the line from the house we always cut it at the top of the pole and the mast on the house toss it in the pickup and it goes to our recycle pile same with copper pipes and wiring in older houses we'll strip all that might want to check local and state laws before doing that my state is pretty relaxed on stuff like that Cali where my cousin lives that's considered criminal you can't keep anything from a demo it's all got to go in dumpsters where I live I can dump the burnable stuff in a pit in my pasture and burn it and recycle any metal and keep any salvageable lumber or anything

I always contact the utility companies and find out what they charge and add that to my bid water is usually free on a city demo around here because it's city utility we also have to cap the sewer line around here and a licensed plumber has to at least ok it before it's covered up another thing you might want to check when doing a demo that all gets added to the bid hope you got the jobs and made some money

Do you put how many hours you think it would take you or just how much total your charging for in your proposal? One time I told the customer how long it I thought it would take and then it took me less time and he only paid me what I actually work since he kept track of the hours instead of the lump sum I charge him. I took it to court now. I'm just curious of how you get around this issue.

Sounds like your letting the customer walk all over you. You both agree to a price and scope of work. Once the work is done or another stage is hit, then pay is to be released at the given amount.
@davidwoermansr

@@nursenic03 if you quote an hourly price and estimate 6 hrs and finish in 2 some places you just shot yourself in the foot if the customer keeps track of the hrs

I never give my customer the amount of time it's going to take for a job. Normally I walk in with confidence and give them a flat rate with everything factored in. Usually land the job. They just want it gone.
@74stevedc
@74stevedc Жыл бұрын
Never charge by the hour, figure how many hours for your bid but give a price for the job don't give any hour details that way if you can do it in 3 hours your done getting paid instead of milking it out several days to achieve your bid. It's also a advantage for customer because a hourly rate can also go way over if you're not experienced doing something for your first time. If you want to make more money bid by the job not the hour and never discuss hourly rate say you work by the job if customer asks 😉
@clintymouse
@clintymouse 6 жыл бұрын
How much much is a fair hourly rate for a job like this? I know a lot of people like to charge a certain amount per square foot but I'm a pretty good judge of time and I prefer to do my bids on the time spent on the job. Any info is greatly appreciated! I currently do lawns and landscaping and the business has really been watered down with part timers and Mexicans starting their own biz and undercutting the hell out of everyone

Depends on the rental company some charge a minimum daily charge plus running hr charge some only a running hr charge if you only have it for a day or two some also have a damage deposit you get back as long as you don't abuse the machine shop around well before it's time to need a machine so you know the best rental company in the area some even drop off and pickup free depending on how big the job is
