Thanks for looking at my comment. There is no dropouts during the normal playback only on the mix down render of the session. It happens in both Realtime and accelerated modes. It's happening on every single mix I do now. It happens on both Stereo and 5.1 mixes. Updated to OS 14.1 all plugin's are updated. Running program in Rosetta for some third party compatibility. Any other ideas would be great. Also just noticed when looking at the file in finder it says zero duration!!

Do you have the same behavior when disabling all plug-ins or if the buffer on the audio interface is raised?
