Hi Mr.. Shankar nath,I happened to see your one session in you tube yesterday, from then on i could not stop going thru all your sessions.... The way you put across the concept and details are excellent and easy to understand. In no time i become a fan of you. I have one query.. In the overall financial planning, where the real estate component fits in. Traditionally majority of the Indian residents, invests in real estate by default. Though i understand real estate may not be considered as investment due to liquidity etc.. Is there any rule like X % shall be invested in real estate (because people with more than one house consider it as investment, be it land or flat or estates). Appreciate if you can help to understand it.

Shankar, as usual fantastic video. Have a question on where the achieved corpus should be set. If I achieve the retirement corpus by investing in equity should I transfer the whole corpus to a debt or annuity plan? There is a sequential risk on the returns from a equity corpus or even a balanced corpus on bad times, which means when the return is bad then I can’t withdraw for expenses right ? How is the retirement fund boxed to get a regular annual income ? Can you do a video on how retirement corpus has to be managed for retired people who solely rely on its income.

Thank you 1. From what I've read, the ideal allocation to equity even post retirement should be around 30%. Why? You still need something that can beat inflation for the 20-30 years one would survive post retirement 2. Data shows that count of good times is far higher than bad times (probably why Indian markets have grown by 600 times in the last 40 years) so your decisions must be in support of that piece of information 3. Maybe you can break your corpus into a "cannot afford to lose" and "can afford to pay-for-gain". The first bucket will be into income generating assets like debt mutual funds, rental property, senior citizen bonds, FD etc. The second bucket will be on instruments like balanced funds, ETMoney Genius Stable/Balanced strategy etc. which will give a return boost and aim to keep volatility at the lower end 4. I'll try to make a video on income from retirement corpus. Kindly allow until end of May to release that as we already have a committed line-up of video topics. Hope this helps.

Hi. That's a personal call but in my opinion, 3 years to retirement is still 20-25 years to life on this planet. That needs to be factored in. I would again encourage keeping 70% in the cannot afford to lose/income bucket .. and the remaining 30% in the let's-accumulate bucket.

1. NPS may or may not be debt. Many investors deploy as much as 75% of NPS in equities 2. EPF and PPF investments should be considered when doing asset allocation aimed around long term goals. They can't be ignored

Again, excellent content Sir. One major issue I am facing with rebalancing is, When I change my exposure to debt and equity I need to do buy/sell transactions from both equity and debt MF. Now any sell on MF or other asset class attracts short term/long term capital gain tax. With that any rebalancing forces me to pay the tax on appreciation happened so far. Rather if it was sold in retirement it wont be concern because of low or no income. Is there a better way to manage taxation aspect with rebalancing debt and equity MF?

First of all, thanks for making a video asset allocation that I've requested quite earlier and the research you and your team have done is excellent. Once an expert told asset allocation may or may not increase return but surely reduce the volatility of the portfolio and I assume your research concludes the same. However, I think an investor should consider his house or any type of real estate asset as a part of the portfolio. In fact, it plays a significant role in overall return. I request you to make a separate video on tactical asset allocation and suggest me some books, blogs, or any article to understand asset allocation especially tactical asset allocation more deeply. I usually take screenshots of your researches and note accordingly. It would be great if you put all data in one place in pdf form and provide a link to download it. Sir as I could see from the Table you showed : the long-term Return from Investment in NIFTY-50 & GOLD are the most attractive. In my view it also gives an Essence of Broad spectrum diversification in Equity & Asset Allocation principle ( Gold) and a Simple one for Long term Investment ( 10 -20 years) Goal. What are your comment.
