I drew plats like that for 45 years. She does simplify the process, making it understandable to civilians. All most people know about surveying is the occasional guy they see looking through a transit, or just staring off into space waiting for his crew, a lot more to it.

I love the dual senses of precise measurement and common sense. "Here's the iron. Looks like we were aboht a foot off." Next point. "We're about a foot off. Must be because we were a foot off where we started." Next point. "Here's the iron, about a foot off from where we started." Each point validates the others, and a little common sense gives a reasonable explanation for any error. Excellent technique.

That was entertaining. Bear in mind using a compass in the City is a dicey proposition and often directions on Survey maps are not necessarily relative to true north due to a number of reasons. Common practice was the Surveyor would use a record bearing on a given line such as a section line then reference all the bearings on the Plat of the town to that one line. So directions can vary.

Some really good information in this. I'm a surveyor and mostly skeptical about some of these "find your pins" videos here, but this one is useful and informative. Just want to point out, though, that this seems like a best-case scenario. All corners are marked, and it's a small, flat, wide open lot. You also would want to verify these points prior to building up to them or constructing a fence based on them. You need to check the distances to the neighbors' far corners also. And also need to check deeds to see if any parcels have been sold out of this lot in the past. The description sometimes remains the same even after parts have been sold out. And no new monuments may have been set marking the new corners.

I love your video. The information you provided are very educational. At least, you have demystified for me the bunch of numbers, notations and signs on a land title, survey map and similar documents. Now, I have an idea what those numbers mean and have an idea approximately how big the property is and not just rely on the say so of another person especially on the metes and bounds.

Thanks for this. I was trying to get the gist on m 20 acres and thanks to this video, I discovered an "S" in my legal description where there should be an "N". All the plat maps for the area assume it is an N and when you make it an "N", all numbers add up. But looks like I'm gonna need to get that fixed.

I just downloaded a random one. I got a new phone recently and haven't downloaded it again so I don't remember which one I used. I didn't need to be that specific because I had landmarks to go by. Try some out and if you need to be very specific you may need a surveryor.

An observations (from somebody who has worked in a survey office for 30+ years) - that starting point you were looking for was a lead plug set in the curb. Also, get a copy of the legal plan, don't rely on topographic plans for boundary dimensions. That's not what they are for.

You may not find it. You might have to find points further down the line, or find a point from a nearby property that shows your beginning point and establish it or find it that way.

I'm betting that means Deed Book 1170, page 550. Sometimes when the description hasn't changed, they will not write it out in your deed, and they will just tell you where to find where the original description was recorded. So if you go to your local Register of Deeds office and search for Deed Book 1170, Page 550 you should find a back deed of your property with the full description with all the metes and bounds. Most Register of Deeds offices now have online deed searches so start there. Good Luck!

Good job ladies. Question. Do you base your measurements off of the geographic north (true north) or magnetic north? Magnetic north moves over time and would seem to me not reliable. Setting new survey markers I believe you would use true north. Anyone know for sure?

Great question...but that is above my pay grade lol!! I'm just looking for the markers and I look in a 5' radius if I can't find them. I think for most neighborhoods, it doesn't matter so much but maybe an actual surveyor can answer this for you :)

I'm going to say neither. The bearings shown are always referenced somehow to a "basis of bearings" that may be the centerline of "Wilshire Avenue" in this video. I've had underlying maps off by degrees from one to the next so you start with a magnetic or true north and go 1000' feet and you're way off. Best to stick to the local information. This survey is based on the centerline of one of the two streets, so take Wilshire as being S70....E and use that to find your "North" if you wish... and I bet it matches neither true or magnetic.

Have you taken the magnetic delineation into consideration? The magnetic pole line changed after so many years. My property lines showed a magnetic line shifted by 15° in 120 years.

I have no clue!! Back in the day they used chains and poles. Literally a standard length of chain or a pole that they would lay down and count the lengths to get the distance.

Use pacing to get a rough location of where I need to be or need to look for something. Even in the 1800's, as long as they weren't drunk or didn't care, they measured distances to set permanent markers. The only thing different now in setting markers is the method of measurement.

Good question! Once I finish the rehab I'll make a parking area right by the alley that will make it clear where the boundary lies. But mostly, I'm keeping the shrub growth cut back along the left wall boundaries to keep people not driving in my yard.

You gotta go down to your local Register of Deeds office. Ask for a copy of your deed. In that deed will be a description of your land. (It is sometimes called Schedule A.) This is what I'm talking about. You need this description to start walking your property lines.
