I had a property with a well once. I managed to put 3 pumps in it - a regular electric one, a solar pump that filled a tank up on a hill, and a hand pump on top of the well. Highly recommend the hand pump for grid down situations.

I'm just moving into my new homestead it has a 2 stall barn, 5 acres all fenced in and the home is small but thats whatI wanted. I can't wait to start growing next spring . I'm also going to be getting chickens in the spring and maybe pigs to till the grass area and then harvest the pigs for my husband. I followed all the same rules you did.

I do not feel alone as I hear you. We have almost the same requirements, but our budget was far low, but finally, we get some with some pros and cons, 3 acres in SW Virginia mortgage-free. Take us from July to Sept 2020 to find the most accurate as we need. Enjoy your life!

Great vid. That reminded me of my journey looking for a rural land in Victoria Australia to develop an orchard/food forest. I finally bought a 10 acres block with forest, gullies, springwater, dams and slopes. Wonderful wildlife including wallabies, cockatoos, kookaburras, frogs, tiger snakes and much more. Paradise! Houses go fast in tn and finding affordable land can be tedious but glad your here. I’m in Shelbyville. It’s only about a acre but I’m working on making it a homestead in the middle of town. Eventually I’ll buy a separate area for my own farm.

Great information! I think you ended up with the perfect property for your lifestyle and needs. It's beautiful and I'm just imagining being able to sit on the front porch with that beautiful view and smell of the forest. This is going to sound crazy, but I truly believe tall big green trees like that are good for your health too. I think there was a study done in Japan where they found the chemicals that forest trees emit were beneficial to the immune system. I'm glad we get to go on this journey with you and your family!

Awesome! I am so glad you found a place you love. I hope you find or start a facebook group only for local people. I created one in my area about 4 years ago. There weren't many people in it,,,,until this year. We have been able to talk about garden issues specific to our climate and soil, we can share, sell, trade seeds, seedlings, produce, eggs, etc. I created it because I found growing in high altitude desert a challenge. You are right...a lot of people are buying acreage now. It has been great to be able to help out our new "neighbors". This has been really helpful during the covid closure.

Ok folks find where you can call home call that county get the tax seized list look at resales in that list what that means is it came up on the county court steps for bid and didn’t sell ( investors want easy fixes to rent and the average Joe just doesn’t know where to look) so what this can mean for you is you can place a bid way cheaper you don’t have to wait and stand on court steps to bid. For example I did this I bought 2 half acre lots one and a half mile from the lake for 1000.00 I also live in a county with cheap taxes 257.00 a year total we also have no building codes so shed conversion or build your own or Mobile home it’s what ever you choose. I was single poor and desperate to leave Houston and have a better life I hope this helps someone to live their dreams and know if you want something bad enough don’t be afraid their are places even a poor person can achieve I did so can you 😁

I have just 1/3 acre in Minnesota, with a gardening area, lots of fruits from trees down to strawberries. It's a certified wildlife habitat, in the middle of nowhere and I have never said I'm interested in selling, yet keep getting offers. Especially from real estate companies. The thing that bothers me most is that some of those idiots are sending me cards with arial views of my property. So yes, people are desperate to move to the country. Not selling.

This is hilarious. I’m essentially looking for all the same things. Literally. But in NJ. If there is a decent house it will flyyyyy of the market within 3 days. It’s insane. A plot of land an hour outside Jersey City 3/4 acres is $100-150k and more up to $300k. Taxes are insane. I’m thankful to hear you took 6 months to find your property. The market has been insane for the last 4 years. It's even worse than when we were looking 4 years ago, but there are still good properties to be found it just takes time. If you look off the beaten path or further out of the city or you are willing to purchase raw land and develop it, live in a trailer, build a tiny home, then build your forever home that's how you can get better deals and better land. Once a house is on the land it jacks the price way up. I hope you were able to find your dream property!

I've been looking but any farm within 1-2 hours of my current city is $500,000+ for 1 acre :(. My wife refuses to move any farther due to her job and family/friends. I almost bid on a beautiful house on 1.25 acres that was $580k, right at the limit of what we would be able to afford, but it ended up going for $670k with 10 offers in under a week before I got a chance!! Way outside what we can afford. I wish I could convince my wife to go more rural, but I think I'm stuck in the city.

Zillow is our favorite by far for researching but the listings aren't always up to date. Realtor app or realtor.com is great for checking if it's under contract or more up to date info.

I am in exactly your situation, but in Oregon/Washington and have asked myself EXACTLY the same questions you did at the beginning of the video. However, I wish that I could get homestead land for 15K an acre, but realistically that is no where near the price you have to pay in the Pacific Northwest. Great video though.

We have been looking at the NW and SW regions of Virginia but have been curious about Tennessee. Would you mind briefly explaining how you chose Tennessee for your homestead and maybe if you considered Virginia too?

I've always said, anything over an acre is an excuse to buy a tractor and other big boy toys! Kubota is best for size and 4wd, but if you wanna save some money look for older yellow John Deere tractors, not the green agricultural ones we're used to seeing. The yellow ones were from the lesser know industrial arm of the company that basically beefed up existing ag models.

Definitely check out Justin Rhodes channel if you haven’t yet, he’s a permaculture homesteader in North Carolina. I think your intention with your new homestead is similar to his-raising some family meat animals and growing a large garden. They don’t do market gardening but they do have a pretty solid system of raising homestead animals.

Great video! My family has another 3 years till we can make the move, so I hope that there is something left for us by that time. Been trying for over a decade to convince them to do this, and had given up on it, but God is good and He did the convincing for me in the whole family. Land prices have gotten crazy. Where i could find 10 acres of land for 35k 10 years ago they now want 55k for land no home, electricity, or water. They know many people in the West are moving to the south. It sucks!

If you have 1.75 million, I know a farm for sale that's 20 acres. Yes, you can buy land cheaper, but most working farms come with a hefty price tag. There are cheap large lots available for anywhere from 200k to 500k, but you will need to add the buildings and everything that goes with it. But on a positive note, if you really and truly want to farm. The US government has low interest loans and grants available. See fsa.usda.gov. So it's possible, you just have to really want to do the work.

All those middle America drainage's are Gardens of Eden. The flat ground, i.e. flood plains, need to be carefully evaluated for occupancy. But, man when it's right, everything grows with vigor. Just don't build your homes on low ground, it always ends in tears.

We are looking at north east Asheville. I want 10 acres and will build my own house and barn. Lot's of hills there so it tough finding a good valley in the mountains but were looking. 1) drive to the area you want. 2) look around 3) learn how to look up the owners at the county recorder's office 4) make a purchase offer 5) find a title company, or an attorney to do the paperwork. 6) if the land is 5 acres or more, the USDA will help you. You ain't getting married without kissing a few.
