I wasnt financial free until my 40’s and I’m still in my 40’s, bought my second house already, earn on a monthly through passive income and got 4 out of 5 goals, just hope it encourages someone that it doesn’t matter if you don’t have any of them right now, you can start TODAY regardless your age INVEST and change your future! I have flipped properties - but not at this level - very cool! But real estate - once it is paid off and if you do it right, it is AMAZING PASSIVE INCOME PEEPS! Please pay attention to all of this "stuff."

@@WhiteBoardFinance correct. You must also really think about the properties you buy. Location, future trends, should you sell if the time and price are correct, you must look at taxes and condo fees if they apply, etc.., etc. I only wish I had started earlier as you know, and had the knowledge I have now when I was your age! As Marko knows from phone conversations we have had, starting early is key! I got a late start (about age 42), and boy did I kick it in! Keep up the great work! great vid. but should have done a numbers recap at the end... so he got the house for 130, puts in 150, sells for 400, walks away with 120 minus realtor fees and such. that is very good.

Im 15 and my parents just started doing this like 6 months ago and we’ve sold 2 houses so far with the help of my dads friends and I we completely remodel the the inside and from those 3 houses we made like a bit over 220k

Why didnt you use PEX? His response was "these are water lines...." also said "the best part of being an investor is you don't have to know, just what good work looks like and a good price." That's just wrong...you should research and know as much as possible especially when it comes to costing you money

I flipped a house once. Used a really big bulldozer. Didn’t turn out as I’d hoped. I don’t know why people always talk like it’s a good way to make money cause I lost a ton of money.

We have a condo is Shaker Heights on van aken Blvd and the point of sale was RIDICULOUS. LOL I live in Columbus now & we don't have that

Location is key. That's a 250k house in the south. No chance it brings 400 here. I flipped 19 homes last year, and am a general contractor myself. Pretty elaborate flip though. Good job.

@Jayjay Jayjay just the overall experience really. Didnt know what I was getting into. The red tape with the local county and city is tough. Make sure you approach the local city council or similar and ask questions. Btw. Pic is my wife. Shes a beauty.

The house looks damn good, but as a plumber those solder joints are kinda sloppy and in the future you can save money running water lines in pex. You have less material cost, and it's much faster and easier to install than copper and additionally pex expands and contracts. To me it's a superior product all the way around. I seldom sweat copper anymore for the reasons listed above.

I concur regarding the plumbing. I'm not a plumber and I do better joints than those. I'm sure the connections are probably OK, but he or she needs to wipe the joints and could probably use less solder. Great video!

Very nice vid. Thanks for the tips & tricks. As an NJ resident, houses there in Ohio are cheap! I’m planning to start a flipping business as well. I’m an architect & tired of my 8-5 job. But NJ has a totally different market & real estate here in general is freaking expensive! Purchasing a property to flip is difficult. Even non-flippers would buy a rundown house just to have a place to live in. Bidding wars in real estate here in NJ is sooo competitive.

I've purchased 4 fixer properties in the last 4 months there, and I am very impressed with the Cleveland market. Where you're at near University Heights, the taxes are crazy expensive. 2012 was a great time to get in! Jared is great and you can tell when someone is genuinely passionate about something as they have original ideas and great knowledge (i.e. the dog shower and what he knows w/o Google :) Just in this video I learned and noticed a lot also, the metal plates to protect plumbing, how he replaced the knob and tube, tucking the header inside, using copper instead on Pex, 50 showings??? etc. . I am also very passionate about this and have so many questions! On my first flip I was lucky and sold on the 1st day, within 20mins it was sold. After that I have been hooked since, it's hard to find like mined people such as Jared! Another great vid! subscribed!

Even in Canada here you don't have to wait for 3 years to flip the house if you make the deal with the plan of real estate ,but as you said you can't just buy a house and you start to flip it has lots of requirements to do so .

i started to flip houses 23 years ago. now i flipped over 400 houses. i flip so many houses that now i own 2 garbage trucks. Now i just flip new construction houses i built.

As a hvac guy those are terrible solder fittings on the plumbing line sorry but it works and it’s clean ran pipes.

Houzz.com helps with design ideas... but start youtubing how to do everything remodel wise. My hubby and I desperately needed to fix our fanny Mae caused water damaged kitchen floor... We couldn't afford to hire it done so we did it ourselves, painted cabinets, utilized free pallet wood for accent doors, splurged on granite.. LVT flooring... People say it looks like a magazine now... Had a contractor friend do electric.. remodelling is so much fun and empowering but don't lose sight of the budget! Practice on your own home first.. bathrooms on our two-do list next. now I'm dreaming of flipping houses.. but we aren't ready for that kind of risk, yet.... In the meantime, I will binge watch the subject.

Glad I thought the same thing...his response was "these are water lines...." also said "the best part of being an investor is you don't have to know, just what good work looks like and a good price." That's just wrong...you should research and know as much as possible especially when it comes to costing you money

I know PEX is better in many ways but it also (like all plastics) have it's issues too. Unless it was a new home, if I saw PEX, I would think the remodel was down on the cheap. I would then start to look where else was down on the cheap. PEX is a great time-saver and benefits the plumber in that regard. Outstanding video!

@@JaredLichtin Yeah that's for sure a good move. Well hey if you need flooring done as far as hardwood,tile,carpet let me know. I work for a northcoast flooring solutions out of avon lake. Amazing work and my brother and i do work on the side. We're currently doing some homes in Fairview and one happens to be travis hafners from indians. Need pics just let me know.

I’m 14 but my mom works for a realator company a big one and my dad is an electrician which is nice for anything I need done in that category can be fast and easy as he’s been in it for 20 years. But my plan is to get a job which I already have planned that will bring in about 40-55k in a year which I will do from 16-17 then at 17 buy a house for 75-100k and flip it for a decent bit and then keep doing that for a year or 2 and then start buying and renting houses for passive income. And just get more more done. Easier said then done but I believe it will work just gotta stay focused
