A to B is Seller to Buyer(you) B to C is Seller(you) to cash buyer Take both contracts and give them to closing agent. Gerald, been watching your videos for a minute. You're a true inspiration! Here's my situation: I've lived with Rob and Nicole for 8 - 9 years, and Nicole has been wanting me gone for a long time. Because they weren't legally married, she wasn't able to get the say-so. But today, I overheard Nicole saying something about getting an engagement ring, and I want to give myself the ample time to make my 1st deal happen. #1) I've finally gotten the list of delinquent properties today. #2) How does one go about tying up a contract...do I go to the notary republic for help? #3) For someone starting out, how much time should I give myself to make a 1st deal happen...is it 30-60 days on average? My mom says it could take a "long time." #4) If I tie up a contract, do I go to a local broker / investor / re-seller? I have a gentleman who has properties to sell : They don't appear to be distressed. One is free in clear with equuty. The other has a tenant in it with $20k owed on house. $38 k equity. No liens. He himself maybe distressed because he wants to sell the homes to use cash to build a house out of state. I have a realtor checking comps for ne. Because what I have found he is asking too much for the 2bd-1bath. And not enough discount on the 3b-1b. He is asking $48k for each. Lowest price is $45k each. I asked if $30k each could be considered for each. He said no. How do I know when numbers won't work?

Know your end game. Do you want to fix and flip? Buy and hold? If he said no to the cash price ask him if he would be willing to carry financing. If he says. No to that walk away. He may be distressed but not motivated to sell at a price where you would benefit from this deal.

Great question. Now, in 2022 in most states, you do not need a real estate license. The state of Illinois and a couple of others you do. 1. Get them to sign a purchase contract kzbin.info/www/bejne/jXbcl4ecad18gKc 2. When they sign and you give them $10 you have controlling interest of property 3. You take that contract and assign/sell your right/interest of property to a cash buyer. 4. Cash buyer will pay you an "assignment fee" 5. Cash buyer will take this property, open escrow, pay cash and close deal....

That is Wholesaling. $10 is consideration towards purchase price if a property. Wholesalers don't buy property. We "assign" property to a cash buyer/investor
