Hello and thank you for making this video. Me and my 23 yr old son is looking into wholesaling. We both are very new to this, we even went to a 3 day seminar called fortune builders. I sat there for 3 days to learn about wholesaling, rehab and flipping homes and the trainer didn't speak on it at all. I did learn alot about other things but not what I payed $197 dollars for. But the real kicker, they wanted us to Invest 30,000 to 50,000 for their 3 different package deals along with the motivation speaking (Hype). Why would I invest that type of money to their class and not on my first property? And they wanted up front money no payment plan. Lol. I will learn this business for FREE, And hopefully you will be near the NJ market soon and I will definitely attend your events in the future.

It's so true about being distracted by the next shiny object. I started out with the Absentee List. Then I heard somebody talk about the Vacant List so I changed to that. Then I heard somebody talk about the Delinquent Tax List, the High Equity List, the Pre-Foreclosure list so started looking into those. Was going to order Bandit Signs then heard people say they never got a deal from one so didn't order them. Heard somebody say Post Cards are better than Y-Letters so changed to that. I was all over the place getting nowhere fast. Need to buckle down, focus and be consistent.

Derek Madison the same way Max talks about getting into wholesaling. Become obsessed with it. I bought training programs, read blogs, followed KZbin channels with good content on digital marketing. I listened to it all day long- the ride to and from work, at the gym, in the shower. I shut everything else out. I didn’t watch any sports or play any music in the car or gym. Just listened to anything related to digital marketing.

I have a Mortgage banking background. This ia vwry very had and difficult, but not impossible. Your margin of error is slim with only $1k... if you're a military Veteran a $1000 can be enough for a a new home. I bought a 4bed rm, 2 car garage 2072 sqft. Only needed $124 to close, paid the home inspector $350, appraisal fee waived by veterans United, and 1000 to get the contract $250 earnest money and $750 due diligence fee. Sellers paid $4000 towarss closing costs..

What I would do is come up with a plan for your real estate goals. Goals you can do today and within 30 days, 6 months, and a year. Steps to achieve those goals. You will need training since you started in the right place train from max maxwell. Find out what you need and how much. Set a budget. Then now it’s time to implement talk to mom. You can’t do anything without her. Once she sees you are serious I am sure she will be onboard. Your mom will sign for everything. Then go! Make your first deal start a business with your mom.
