These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they bcome unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

I follow Dave Ramsey and I couldn’t buy a house rn. I live in California. Very difficult to purchase a house cash or with 20% down. So glad he recommends putting a smaller down payment on a house to get your foot in the door.

I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.

For the teacher who has the desire to buy a property, my recommendation is to buy a multi-family investment. The teacher can live in one of the units while renting the other unit/units. This is a smart decision. The tenants will pay the mortgage, which will allow the teacher to save money for the next real estate purchase.

Bro I hear myself telling mom and pop operations this all the time. Hustle mode keeps them in survival mode And typically the weakness in their mindset shows up and breaks the relationship via dependability issues or quality issues because it only takes the possibility of the next check to break their focus on your job. I wish I had the patience to keep fishing through the hustle mindset cohort and that method gets expensive needing to get licensed contractors to come and fix the deficiencies and shortcut mistakes. Hats off to you guys but I want it done right the first time.
