My land area is 1040sq.ft. my working diagram is 812sq.ft on the ground floor, but I get approval for 714sq.ft. and in my working diagram house was in the center position and left,right 2 addi gap, but in the approval, the house was left side corner and another side1.25m gap (i think 5 addi). can I build as in my working diagrams like 812sq.ft and center position? can u please clarify this? If that is so, any problem on the bank loan side?

Hi, With bank there is no problem at all, mind the AE in your local zone they may take action for deviations. Make sure you atleast leave 2' on all side to match with approval drawing buildup area. If in rural area then there wont be much problem. Follow Minimum 2' setback or as per drawing 1.25m is 4.1 Feet

For 30' road front set back for G +2 or S+3 is 5 feet. You can follow same in your case as in future if you are about to plan for 2nd floor that time this set back area will be required. 2. Rear and side set back vary based on plot width too but for zone 14 30' road maximum set back is 1.5m in all 4 sides. If you are sure you wont build above first floor. You can provide me you plot dimension and as you said planning for 3840 in which part of the land ( center or rear or left) are you planning to construct those details will be required. For more precise detail document checking is required

Most of the small building with 6 to 8 flats will have approval but they would have not built as per the plan. No issues if the building is old resale, if its new flats then check for two things one bank side loan process ( probably they will sanction loan) & ask for occupancy certificate + completion certificate from builder. Note: Government has power to issue notice at any time, in my nearby locality they have issued notice for completed flats, now the flat buyers are suffering without able to move in

FSI is floor space index. For instance your land is 1000 sq ft then government sanction us 2 FSI which means 1000 sq ft x 2 = 2000 sq ft. You can construct upto 2000 sq ft of total buildup area after providing sufficient setback area as per norms also without exceeding the maximum floor height as per your road width

sir, i bought a house. it is G+2, every floor has independent 2BHK house. it is almost like a appartment with 3 houses and every house has separate property tax. i bought the entire building but the building has no approval. the seller told me that it was constructed on 1996 and registered on 1997, and they told the approval is only mandatory after the 1998(i'm not sure) so they don't have approval. i even got housing loan from Axis bank. But now i'm transfering the housing loan from Axis Bank to SBI. SBI is asking the approval and right now i'm confused whether the approval is needed for my building or not. And is it true that the older buildings which are constructed before 1998 dosen't need approval?

Total floor height depends upon road width if your road is 20' or more you can get 2nd floor approval but for 2nd floor the set back norms will be higher | as you have completed g+1 with different setback , the approval for 2nd floor will be little complicated

But still AEE is asking for a death and legal heir certificate for a sale deed that happened in 1982. Actually the land was bought by my mother in 2003 and it came to me as a settlement in 2015. I don't know where to get those certificates. I checked with my previous buyer but it's not available with him too.

No one can get directly. There is a procedure, as always you should approach a licensed surveyor/ Registered professionals

Not possible. Only engineer can submit drawings through their portal. And there will be lot correction and upload procedure.

Its still available, but there is some court case on it. So you cant get approved copy but you can apply and do all the procedures, pay fee and wait for the case to get solved.
