Many councils have sold off their properties but haven't replaced them. A council estate not far from me was sold to a private investor for £1. The council I believe purposely don't repair the properties and this gives them the excuse to sell them off.

I think building council housing is being replaced by housing associations and affordable housing schemes instead. In my local area it doesn't look like any new council housing has been built in years. I think the shift must be a money thing as the affordable housing schemes cover a lot less than social housing so can charge much more.

I currently live with my parents and looked at council housing in my area - the proof of address was 10 years! They really don't want people buying anything or having low rent unless you're from here which seems to be the case for most people I've seen in council houses here - many have previously lived with parents/grandparents. I would guess more people are pushed out than can get on the list. It's so unfortunate that so many, possibly even myself in the future, will have to move away from home just to live. I'm not sure as some of them require a 3 year commitment or if they are some sort of rent to save/buy scheme it's unlikely because the chances of someone buying on a limited residence permit are slim. It will usually say on the listing what the requirements are so it's best to check each one.

@@AbiChow Looked into it, decided against. Marketed as benefits, I saw cons. You mostly rent, but YOU pay all the maintenance costs - that is just wrong. Moving up would be really hard. If prices rise, perhaps you get some of the rise (you take a loan on 40% of a property and prices rise 20%, you get 8 of that 20, but your target home costs 20% more). if prices fall, perhaps neg equity. Losing both ways. Experience of others has proven this. People feel trapped and can't afford to move. If you buy outright or rent, you become more mobile than with shared ownership. With renting, i save money on repairs, save 10s of £000s on downpayments - which i have been investing and gotten better returns than buying in the past 5 years. People say renting is losing money. They are wrong. I'd say overall, shared ownership only truly works in one circumstance. You simply cannot buy with a mortgage 100% of a property, are looking at raising a family (and feel security of tenure is especially important) , are certain the area is your home for more than 10 years (so do not need to be concerned with issues of prices I mention above),, get as big a home as poss (3-4 bed for expanding family), for as small a share as poss: only 30% share (the rent part is low cost, so make that good part of the deal as significant as poss). That way, you raise a family, stay in area you are comfortable with, at a price you have estimated you can pay, and at least have invested something in real estate. By buying a small share, you have more £££ left over to invest elsewhere (stocks, crypto return better than property anyway. But many just don't know this

Does Rent to Buy check that you are saving the "saved" rent? And can you invest rather than save the funds? I mean, saving is useless as interest rates are 0.1%, and inflation far higher

Reits investment: 4-6% a year; stock market typical returns: 6-10% a year; gold: 3-5% a year; crypto about 100% a year average, saving cash 1-1.5% a year. Don't just save, invest!!!!! Only keep £5000 in a bank account for daily living plus an emergency expense

Hi Abi.. I want to rent privately and have seen some properties that are a fair rental price.However, i have two concerns. 1) I have nad credit and no guarantour 2) i am fearful that the landlord will sell or just decide that he wants the flat back and kicks me out It is not secure like Council/Housing associations - but they work on a waiting list system which can take years to get a property. I will appreciate if you can address these

1) Do you have a good amount of savings or a well paid job? That might help to show you can make the payments. If you really want the place you could suggest a higher deposit but legally they can't force you to pay a higher deposit than the amount set out by the government. 2) Sadly, that's the risk of renting privately and there isn't much you can do about it (other than asking for a longer tenancy). Hope you can get the place you want and that the list isn't too long 🤞🏾

Sorry but a council house should only be for those who are really in desperate need not someone who just fancies staying in London but can’t afford it, I had to leave London cos I could no longer afford it, so council homes should be for people who are in bad situations, far too many people take the piss out of the system and the rest of us mugs pick up the bill!
