Love the ADU idea - went another route myself, built a custom tiny house and plopped it in the desert in the Palm Springs area. Saw your place in Joshua - will have to come stay a couple of nights this next year. Has the Coronavirus affected your AirBNB rentals are all? Curious if your bookings have reduced or if your expenses have increased because of it (deeper cleaning, etc.). Keep up the good work!

This guy is not doing anywhere near what he could. It would be a lot easier without the wife and pets of course. He's not living in the smallest room of his house and renting out all the other rooms including the LR, DR, etc. So he's probably losing out on over $2000 at least by living conventionally. Interesting that his previous rent was $1850! Pretty close! He's doing great with the AirBnB in the basement though. But very few people are willing to go into the hotel business instead of chopping up the space and renting it out to individuals. Renting by the week nets about 40% more if you're close to things people like to visit and willing to do all the cleanup. Its worth i as you can just hire someone and still be way ahead. The main issue is security. You have to be able to secure your valuables.
