I know they sponsor your channel/paid you for marketing, but this is not a very good deal. Take it from a local, there are too many units and not enough occupancy in this area. Good as a holiday home but don't expect any decent ROI. But if you have cash to spare and want something to use when escaping the winter months in the UK maybe it could be the right fit for you.

There are a few things you will never hear in her videos. Hope this helps 🙂: - 1) Malaysian government's residency program MM2H is complex and has made it almost impossible for foreigners to attain residency. 2) For the above reason she will never name or recommend any solicitors in KL who can help you get residency through MM2H. 3) Foreigners investing in Malaysia are subject to a flat 30% tax on the income generated in Malaysia. And so, the ROI is very low. 4) Foreigners have to purchase a property worth a minimum of 1 Million MYR subjecting them to highly inflated prices. Example: A property worth MYR 250,000 to a Malaysian Citizen will be offered to a Foreigner at 1 Million MYR. 5) Even if you buy a 1 Million MYR property at such inflated prices, there is no guarantee you will get Malaysian Residency. 6) The average salary in Malaysia is very low. Sometimes it is only just enough to survive. 7) At the time of exit, investors will be stuck with a property they cannot sell unless they are ready to incur huge losses. 8) The weather is extremely humid and unbearably hot most of the times. Especially in the day time.

Having actually just spent 4 days travelling around malacca its no great holiday spot, its full of half empty malls and apartments.. some falling apart due to to poor construction and cost cutting by developers. If you decide to "invest" in any of these units be warned, educate yourselves do not trust a sales pictch because thats what she is just a sales pitch.

I Love Malaysia and its lovely people. It is a country where I would Love to live as a Muslim. But when you keep emotions aside and think rationally, the real estate prices are highly inflated for foreign buyers (almost double the price). There is a flat 30% tax on rental income for foreigners, and thirdly you will not make any capital gains at the time of exit. In fact you will not even get back your principal amount because you bought the property at double the price vs the same property would cost half the price to a Malaysian citizen. Please investigate before you listen to her and burn your hard earned money.

As a Muslim moving to Malaysia,best to rent as it is more cost effective.Houses and condos in Malaysia are not well maintained except few reputable developers for long term investment and living in Malaysia-Gamuda for eg (private properties are snapped up quite fast despite above 2million. Gamuda also build SMART tunnel-you can check out You Yube videos on this project why people don't mind paying top dollars for it)Their condo sales are very slow.

Building will need demolition at the end of the lease hence the short lease. Like most things airbnb apartments have reached saturation in a lot of areas do your own due diligence before investing.

Thanks for your video - Not exactly a cracking deal is it ? anything below 80 years leasehold is difficult and costly to renew as well as issues with mortgages in the future, so why would you sign up to this and be at the mercy of the developers terms when trying to renew the lease, at least in Dubai (certain areas) you can buy your building on a freehold basis. In summary as a foreign investor I would steer well clear of anything on a leasehold basis unless it was 125 years + remaining.

The price of houses or condominium are the same for local and expat. BUT expat have to buy houses for prices above Rm1 million if in KL . Other area has lower minimum price for expat. Condominium for expats is RM600 k minimum.
