I’ve been investing in real estate differently for a while now and it’s really paying off. I usually co-own a property by buying its stock, For example if there’s a property of $50M i can get to invest $500k, as the property keeps appreciating, I also keep getting my dividends on the amount i invested, as the property appreciates, my money also appreciates.

I actually Own a part of the property when I buy it’s stocks, and I also get to earn a part of the Monthly rental income which varies per month.

I'm currently living with my parents and I disturb them all day by telling what I read everyday . I think unknowingly it is a great way to remember what you read. And now I’m currently about 80% through "Playbook to Millions by Grant Cardone. I have read a lot of entrepreneurial books and self improvement books, and this book is my absolute favorite. This book is extraordinary and really gets you to work extremely hard toward your goals in life and succeed at multiple different areas like personal finance, real estate, business and career. This is an absolute must buy if you need a push to get you going in business or you want more out of life.

@Harsh, this sounds fantastic to know until you know the rate of return is approx 21% (excluding various taxes, etc). The bluechip stocks or good mutual funds have yielded more return than it over the same period.

@@neelamshah1128 the value of land is 93 crore plus rental income for those 20 years would be 100x better than mutual funds , I started a sip in 2000 the lumpsump amount till date is 2 crore the returns after inflation is 6 crore which is three times my initial value on the other hand i bought a land for 3 crore in tourist area and now with railway and 4 lane there the value is 25 crore plus rental income which i have earned till now is 1 crore inflation adjusted so if you have a lump sum amount always real estate is the best thing but if you are a salaried employee then mutual funds are your go to go

Logic says, go fir long term loan & clear it as soon as possible, directly go in for a ready to move in property. Maybe you will feel the pinch, but will give you good rental yield. Go long term, make a life fund & all generated incomes should go in that & can we used as per required with caps what you & your children get at particular period of time, each year. This is the way, own more & more properties & get retired at any age, and keep freely working & earning by yourself. “Live like you can't afford a loaf of bread, and don't let people know that you own all bakeries of the town”

Beautiful and well explained. As an Indian staying in America and given the times, would it be better to go into into real estates or stocks. I have been confused on the better option and where and how to go about this. Can't seem to find the most appropriate and of utmost importance is also a less time intensive option.

Why not both? With the present economy, you should never forget to diversify. Do not put all your eggs in one basket. As one who has been into Real Estates for as long as I can remember, I made my first million earlier this year from stocks alone (got the services of an expert because I also have time constraints). I also experiment with a couple of other things. Hard to imagine that I had initially refused to try out new possibilities. Good luck.

I might recieve some heat from hardcore Ankur subscribers. But just a word of advice to everyone who will absorb the information given in this video and will take it at face value without ever reflecting on their priorities. Let's be real about one thing. If you're goal in life is solely minting money, then Ankur is your mahn. All his investment advices are aimed at laying a framework for your finances to reap maximum ROI. However, if you wish to have a family, you'll need a home. Not trying to be emotional here, being absolutely logical and rational. Yes, opting for a rental space is a great option but it also comes with its own set of cons too. To name a few... frequent moving, no absolute control over your home, ego taking a hit when your peers have their own property while you invest your money wisely to make returns. Ofc your bank balance will go up no doubt but from a status POV, your peers will always be ahead of you no matter how you choose to look at it. And if you're bold enough to say, status don't matter and I can control my emotions, then more power to you. But be true to yourself. Don't put on that thick skin from the outside, only to rationalize buying a home is not a good deal to yourself. Don't be that fool who knows how to maximize his investment but all that ROI you earn sits in your Zerodha account as shares only fuelling your ego and false of sense of security that you're a stable human being. To summarise I'd just say think about your long term priorities. Take this valuable info but think out every goddamn thing out very precisely and see what's the best option for you. All the best ✌🏽

If you keep the house for 20 years and then try to sell it, the only value it will have will be of the land, as the house will degrade over time. This isn’t considered anywhere. Thoughts?

Hi Ankur, I have taken your course on Time management and although I have not completed it yet, I can say that it definitely gives me a new and different perspective on managing my time and I think it's amazing. While this video is great I'd request you to come up with a formal course on professional Real Estate investing because I know for sure that Real estate investing has it's own realm, like we see for stocks. I have searched Udemy on such courses and there are plenty of them I found there but, none of them is focussed on the Real estate scenario in India as most of the course authors are American and they talk in Dollars. i get around 4.12 rental yield on my residential income. and its only gonna increase. Whenever you buying an residential house, remember these things. 1) Location, dont compromise on it, it decreases rental yield and appreciation. Location is baap of everything. 2) Longer duration so eventually your rent will surpass your EMI 3) Buy a completed apartments or flats always. Dont invest in under construction projects. If you have money and not expecting returns then go ahead. you can get it at cheaper rate. 4) Repeat :)

I'm too following the same. My property rental yeild is 2-2.5% so I'm taking risk of buying another property. That rent will go for equity investment. Alongside heavy Emi is going on for both properties. ... Is it ok or ????? Plz suggest

@@laxmikantkulkarni3283 Research your location and buy properties where rental yield is high. 2% rental yield is very low. you should aim for atleast 4%. Location matters a lot.

Hi Ankur, great video! But one thing I feel was a little left out was the rate of asset return that you calculated was based on the whole amount of house, while factoring in the cost of levegerage (loan) as well. But if you see you only invested a downpayment for the house and a little emi every month for 6 years in your case. So I don't think it'll be fair to compare the asset return of the house for the whole amount, but rather on the money you actually invested (downpayment + emi for 6 years), and the return that you got on that money. Hope I make sense😅 In your case, the actual amount paid will be: Downpayment + EMI for 6 years = 9, 45, 000 Profit on sale is 6,14,000 So your profit of 6.14 lacs is on an amount of 9.45 lacs, which is quite decent if not that great considering you weren't able to rent it out.

The biggest mistake is considering "average" on annual appreciation of the property & making a conclusion on whether to invest or not basis that. There is so much variation from one city to another, level of development etc, that one should not use averages. Some cities have shown upto 20% CAGR in last 7 years on residential plots for example

To invest in real estate we get loan from bank @7 or less % for down payment of 10 0r 20 % we get margins for 80 % to 90%, example For project of 1. Cr ,if have 10 lakh in hand, we can go head for 1 cr project , (depending on cibil) The moment you buy the house ,you are owner of 1 cr property,which 8s tangible But to invest 1 cr in share market ,and if hv just 10 lakh ,no bank will fund you 80 to 90 lakhs ! A person with 10 lakh budget can only day trade/option , but cannot become a investor of 1 cr project!

Very few people take the loan to the last stage as during these years the income grows and smart people prefer repaying their loan. If you simply reduce the interest amount paid overall in the excel sheet the entire video will turn out to be very different and so the net ROI.

Commercial properties are the best option to buy if you are not dealing with sentiments as it can become easily borrowing free because you can easily get the rent equivalent to amount of EMI and throughout number of years it will get escalated however borrowing cost get slightly change due to repo rate hence there will be time after 2-3 years where you will be able to earn more than what you have to pay as borrowing cost . Further market appreciation will be also higher subject to residential property Apart from above if you have emergency need of fund you can take top up on such property

for an under construction property the interest is calculatedon the disbursed amount. so in your 50lakh property example,the loan amount of 37lakhs is not disbursed from first year. The EMI also is based on the disbursed amount as per my understanding. so the initial years till possesion the EMI will gradually increase. this will reduce the cost of buying a property as compared to your excel sheet. i see it from this perspective- if i buy readymade house on loan,i can offset part EMI with rent. but if i buy underconstruction house on loan,even though i am not earning,i am paying less EMI for initial years. this purely for 2nd home calculations.

Ankur ji, I have a different experience altogether. My parents had always invested in Real estate only... Maybe my Father knew things better than others. They earned well from property in both short and long term ... Longer the holding period, better the CAGR they got.(24% CAGR on a 40 yrs period!) Rental income is added pleasure. Their golden rules were- 1. Never invest with money taken on loan. Debt is meant only for emergencies and contingencies. 2. Invest where growth is foreseeable in near future. That will help you to buy it at reasonable value and see good growth rate with just 2-3 years of patience. But this doesn't mean that we go and buy property in some random remote place across the canal 😉. I find most of the things similar when we talk about investing in any asset class - Debt free Capital, Homework/Research done, foresight( but that doesn't mean greed), courage to buy, patience to hold ... You are doing great service by teaching youngsters the nuances of Investment 👍

Hi Ankur, you've made a good video on real estate. Just a suggestion that you've not covered in this video. You've not considered Long term capital gain taxes on the real estate. It's 20.8% with indexation benefit or 10% without indexation plus cess added. So effectively the rate of Return on the property reduces. This is also a crucial factor to consider if anyone is buying a property.

@@Jimmy-qu3tq valid point. Either reinvest into under construction real estate projects or choose to invest in Capital gains tax free bonds to avoid paying taxes. But everyone doesn't go through this reinvestment process. Then what's the option?! That's where an investor has to pay LTCG taxes. You can choose to reinvest and avoid paying taxes or pay up! Either way it's important to be aware on these criterias while investing in real estate.

@@smilealways2419 mostly can get return from stocks, problem is patience and right approach like in yes Bank case , people lose due to their negligence that was very clear from there balance sheet that it can collapse anytime Giving you a real life example of crypto of 5 month period 2 guys buy a coin of 2000 rs and just after 1 week it turned into 10000 rs So my one friend booked all profit thinking coin will go down , even after I told him not to sale because roadmap and future of the coin was bright but he told and just after 5 months that 2000 turned into 1 crore and then I booked all the profit So patience is the game which is lack by maximum people

Amazing video as usual. You touch things and they become gold. I have a question though - We are not considering here the time damage on the property. What if we consider the damage to the property due to usual wear and tear causing depreciation of 10% every year. This is me assuming that the property bought here is not coming with the land itself. Won't it be even a really bad investment if we are further getting a depreciation on the cost of the property over time due to damage because of usual wear and tear which we can't unsee? Please shed light on this as well. My small brain would love to learn more about such investments. Thanks in advance.

Ankur, I really admire you but I disagree with few things. 1. Registration changes in Gurugram(Haryana) are 5,6,7% now. 2. The house index in India has significantly slowed down from when our parents bought home. It's around 2% growth/year now. Only selected areas might be doing slightly better than this. 3. Commercial is also not that great. Again it depends on locality and no one should blindly buy it. Taking example of Gurugram again, it is over supplied. Best way to look at this is observe the big players/builders, they are also selling commercial rather than leasing it out.

Being a compensation specialist myself, I can share this much that a mere position doesn't give you the right to decide the pay for yourself unless you're a startup as market pricing pays a vital role. Therefore, companies usually have their own compensation and benefits team as part of their human resources who decides the pay of all employees in the organisation.

Rental yield is much more for buying commercial real estate like shops and it is also much much cheaper to buy like 10 - 20 lakhs and you have put a down payment of only 2-6 lakhs and the tenant you get once he rents your shop stays there for years on years and you make alot more money and you get much more stability on a long term loan your monthly payment is only like 5-6 thousand a month and the rent you collect is 15-17 thousand a month you can become a cororpati much sooner

Real estate investing is good for long term. You don't need much money initially to pay to the bank. Now the interest rate is also on lower side. Builders have tie up with different banks to provide you hassle free loan. But you have to check the credibility of builder or you can buy resale flat. Plots give higher returns with low maintenance. In cities like Mumbai Pune ROI is 2 to 3% for residential properties and 5% and above in commercial properties.

Great video: but the best investment as per my personal experience would be, invest in a property and invest the rent in 12 percent asset, this way at the end of the road you will have a property, regular rent, and the returns from an asset say mutual funds. What are yours views on this, @ankur?

Careful about what you guys think. During a bull run or even just after it, everybody thinks that investing in the market is the greatest thing possible. This is a common sentiment after a crazy bull run, but go and ask somebody in Japan who invested in the Nikkei in 1991/2 at the peak of the bull run instead of buying a house because the RoI was simply out of the world in Nikkei compared to Japanese real estate. These things are very easy to put down objectively on a sheet assuming that bull runs last forever, and then tell people that stocks/mutual funds will give them 13-15% consistently YoY for the next 20 years simply because it did for the last 3-5 years. Well, if somebody invested in the market from 2010 to 2016, Nifty only went from 6000 to 8000 over 6 years. Ask me, I chose equity over real estate in an upcoming metro during this same period, and that's possibly one of the big mistakes I made. Real estate on the outskirts of Hyderabad/Bangalore during the same period went from 10-15 lakhs for a plot to 75-80 lakhs for the same plot in the same period. I had to pay a 2 lakh down-payment for an 8 lakh loan with 10k EMI which I did not do. Even with the crazy bull run, the growth of my 2 lakhs invested lumpsum in equity and the 10k placed on SIP since 2010, trust me, it is definitely not worth 80 lakhs today, not even close. This is without factoring in any rental yield or tax benefits. Forget about the money I spent paying rent. Moreover, real estate is a "real" and safe asset because it takes only a population catastrophe for real estate prices to go down, while the market moves for everything and anything. For people who are literally investing their life's savings and everything they have, they simply will not have the risk appetite to invest such a huge amount such as 10 lakhs in equity. Please do think about misleading young people possibly during the peak of a bull run when they are going to face one of the craziest inflation cycles yet to come, and equity markets may not be able to keep up with it. India has almost 70% of its population to bring into the middle class over the next 1.5-2 decades, and the resource crunch that it will cause is not factored in at all when you assume that real estate will grow only at 8%. Market cycles and real estate cycles do not move in tune with each other. Real estate is a hedge against the market. Maintain a balanced portfolio of real estate+debt funds+precious metals+equity. Most people who are anti-real estate are people who have a much higher income than an average Indian, and these are not people whose home-loan EMI is probably the only saving they can afford in their life by saving on rent.

I really appreciate your view and I strongly agree that lot of people get fooled by great bull run ,but by calculation ,nifty moving from 6000 to 8000 in six years is still great because if calculate it's CAGR ( 8000/6000 x100 = 133.33 ,when we divide it by 6 it comes 22 % which is still great ) ,by rule of 72 ,your money become double in 3-4 years,if you able to do lumpsum when market is down ,you will get even 24-25 percent return .But Itust say people should be vary of market and carefully invest in market so that they will not swayed away by bull runs.

If like me, anybody invested 2 lakhs lumpsum plus 10k SIP in equity in 2010, today, even by a CAGR of 15% (which is not the case in most mutual funds), they would be having about 30-35 lakhs at best in value, that too most of that would have got accumulated post November 2020. However, if they bought a 1200 sqft plot in the outskirts of Bangalore/Hyderabad for 10 lakhs, they would be worth 1 cr today. That is 10x. When the market consistently moves up, real estate slumps, once the market slumps, inflation kicks in and real estate picks up. Moreover, the average Indian who earns 50-70k family income per month with 1-2 kids cannot save any money if he pays a rent of 20k. Paying an EMI is obviously better than saving nothing. Many people disagree with this and end up with having nothing down the line. The most successful guy would be the one who bought his house in 2006-2008, and sold his house in Jan 2020, then entered the market with all that money in June/July 2020. However, that is highly hypothetical.

Anyway, the point is, if you build a portfolio with 0 real-world assets like real estate, partnership in a local business, or gold, and hold just stocks and crypto because you watch KZbin - that is not a diversified portfolio. Nobody in their right mind should be advising people to get out of real-world assets 100% and put all their money into trading papers and digital codes that feed and shelter nobody in times of real crisis. IMO a sane portfolio would be 30% real estate, 30% equity, 10% gold, 5% crypto, and 5% for leverage trading, or 10% leverage trading for for those who are not interested in crypto.

Considering the inflation rate on basic raw materials of construction purchasing a house has already gone beyond the reach of salaried employees and it will only be going to skyrocket after the russia ukraine war and covid. On commercial property, our rental yield will be high, but we may not get benefit in income tax.

There are two important things that might affect this entire calculations. Firstly the rental income that I will earn either from commercial property or residential will be liable for tax deduction as per the tax slab. There's no tax benefit available on commercial property, you are allowed to set-off the rent from the interest paid. In both cases you are allowed to set-off the interest paid from the rental income but considering the fact that interest will decrease significantly after 10 years and subsequently the rent would have also increased resulting in a even lower rental yield and thus the entire profit.
