Landed on this video and thought that this is the same problem I have, but you did not show any item I could use against those walls to keep water out permanently. I am closing in a car porch that will be inside the concrete and looking for a way to keep the water out.

Can you install a foam sill plate seal when first building it? Also, wouldn't ridge vents be a good idea for a metal building, considering how much they sweat?

Yes, it can be done however it is not common. What we use when ordered is sponge like material we call m-seal similar to that foam along with beads of polyurethane sealant and it gets compressed when the base rail (bottom plate) gets anchored. Metal buildings in general are not air sealed so they still breathe to minimize sweating. We still do highly recommend vents on the gables and ridge vents.

Mines is wood on concrete. When there's heavy rain with easterly winds my eastern wall allows water ingress to form interior puddles. My solution will be to make a concrete barrier, using wood battens as the border for the barrier, then remove the battens. I have got by with sandbags for the last 18 months but they are saturated now. It's a rare occurrence but still niggles me!

Based on your description, seems like your creating a stem wall/retaining wall correct?

We used polyurethane self leveling and it worked great! It is made for concrete. There are other solutions as well depending your situation

What's best for vapor barrier to the metal frame rail?

Youall built the building on the slab. Should have predicted it better and sat the exterior panels/ framing on some rubber bitumen roll then would be 100% water tight and wouldnt have to spend the time and money caulking around the entire edge..

Thanks for the insight Z-Ack.. Due to frequent experiences like this one we now install a M Seal under the base rail, apply thresholds on the doors, etc.
