@@JesseVasquezAirVenture on the ALE website, they ask how much you want for rent. If market rent is around 2800-3000, do you put that or 8k 😂 id like to get the payout you’re getting just not sure what to put down there?

@@sunsetpcr hey not sure how your wording it to insurance companies - is your place dialed in like in this video? Keep in mind the families walk the properties. I focus on getting your place super dialed in before reaching out to agencies. But you’re gonna want to call them. Try ale solutions

Here early! I saw part 1 and 2 of the show with Joshua. Thank you soo much for giving out all this info for free. Truly inspiring, my mind is going at a hundred miles per hour. I bought a hoarder home that I am fixing up and it has 8 bedrooms, 2 bath and the downtown area which is less than 5 miles from a Psychiatric Hospital and a Regular hospital. We are about to start working on the parking area, which has to have enough space for each car, fortunately we do. Only thing is we want to live in our travel trailer next to the house in order to do an extreme house hack. Nuevamente, mil gracias por todo su informacion. Estoy super motivada para seguir la lucha!

hello Jesse first time on. i came across your video b/c i am trying to learn about midterm rentals. such as what you are doing(insurance companies or placing medical professionals), but i havent had much success calling hospitals to place medical professionals in our apartments. this video helped me a ton. we have a 1 bedroom basement apt overlooking the lake(NYS), we are waterfront and will be applying your technique. i agree wholeheartedly about pets. i am a cat and dog lover and that would be super important that my fur babies be allowed to share the space. i loved what you said about capping. never thought about putting a cap on water, electric. do you do a separate contract with the guest or is it something you apply on the insurance claim contract about capping.....again, great content, i will be watching more of your videos. thanks for sharing! Hey Jesse, have you ever thought of putting solar on your properties? This way your electrical bill gets covered, house will generate enough electricity in most cases unless there is to much shade that offsets that expense. Im currently putting it on my soon to be Mid Term Rental. Just furnishing the unit and then opening it for rental, but solar is going on within the next month. One less bill moving forward.

I have looked into it, it’s quite expensive here in California- it does seem to have a substantial amount of savings plus the tax credits. It is something I’m considering for sure!

@Campzzyzx yea but what I'm suggesting is buying panels outright, not leasing panels. I don't see a need for that but if you can install panels that you have bought. Then I would like to see how that isn't a smart decision. Lets see pay ridiculously high rate from the electric company, or have solar cover the entire bill and now you don't have an electric bill?

NO the solar company puts a lien on your home. The cost will take decades for ROI. .

Hey Jesse, when you hire a designer to come design the space, do you buy the furniture through them also? Or do they give you their thoughts then you go shopping? Or just give them a credit card and allow them to do the shopping for you? In a nutshell, how do you go about getting the place designed and furnished? Thank so much!

I’m actually gonna make a video on this, but I would suggest that you find out from the designer if they’re gonna do an up charge allow him to buy things and I would be even more cautious about seeing what the design looks like in your market using tools like AirDNA and matcher to find out how much money they’re making a month and just do something similar. Like if it’s a BoHo type property, you’re gonna probably wanna go with some BoHo type stuff. Or maybe minimalistic mid-century works well in the market. You gotta be able to look at the research to make sure. Hope that makes sense

The question I have for you is… how do you make 2-3x more for your place when one of the fields you have to fill out on their website is “the listing price”. Amazing Jesse. 2 questions. First would you just put a programmable thermostat like a nest so you can adjust/monitor the settings and possible lock in temp settings? Second, with the utilities caps how do you go about that? Do you state that up front to the insurance company, tenants or both? Or is it in your lease? Thanks

Hey we set caps at 400-500 prior to guests arriving, its in the agreement they will cover any additional costs. We dont set locks as they fully aware they will cover their own costs if exceeds

Hey Chris it’s really circumstantial, I don’t just put all my eggs in the insurance claim basket. Any savvy investor will always have different clients to serve. Healthcare, Insurance claims, business travel, construction companies, dignitaries nomads - diversify and scale is a way to cover all angles and minimize vacancies. Building relationships w all of these sectors will help you tremendously

Hey @jessevasquezairventure ! When posting to furnished finder and other sites, do you list the property at the amount you'd like to get from the insurance company, or a different price? For example, do you go all in listing a house for 8k, waiting for the insurance relocators, or list at a more accessible price for a standard MTR like a traveling professional, and negotiate up if the insurance company contacts you about it?

I spoke with a few relocation specialists. I noticed they were willing to bargain but how do I know what's a good rate? Do you browse short term comps? In the end we did not accept the tenant because they have a cat and we don't accept cats. Do you accept cats?

Hey it’s always best to find out about what is going on with the guests, are they in multiple hotel rooms? Is there an average daily rate ? I use comps yes based on STR numbers but i also take in the fact that we can cover all expenses, keep in mind some of these agencies are spending wayyy more than you would ever think, they’re expecting negations

Can you minimize turnover and create high occupancy rates with mid-term rentals? In other words, using Pricelabs I can consistently get 80-90% occupancy in my STR's but I"ve been thinking about switching a few of them over the mid-term renting for ease of operations.

You can be booked with no vacancy thats for sure. Transition one of your underperforming STR’s. Start with one. See how it goes. I reach out to agencies and build backward, finding the agencies first and funneling them to my company. You can also list on all the platforms such as FF and CHBO.

Really depends on property and i usually charge 500 plus we have it mandatory to have biweekly cleaning at x price per month

Chickens and roosters eessshhh, call it the farm house? Jk hmmm…. If you’re hosting nurses they’ll need to sleep during the day if they’re working the night shift. Maybe something like a box to eliminate the sound.

I haven’t had any issues, I do have proper insurance for this property so I do have quite a bit of coverage. But for the midterm rental space, most of these are professionals that are coming in every door has an alarm when it is opened and closed plus the security lock up top, so I feel like we check mark every single specific safety feature.

Hi Jessie, I am in this situation right now but am concerned if the displaced family will take care of my property. Is it unreasonable to request that the insurance company for a $5,000 non refundable security deposit? If I have listed the property for a certain rate is there any leverage to request the insurance company pays a higher rate above market although they have already seen my listed rate? Thank you!! Put everything in your lease terms and yes, I do think that that would not be something that would be favorable on your end at all. If you’re concerned about the well-being of the property, maybe they’re not the clients for you.

Hi Jesse, I am a small time investor. I have 5 long term rentals spread in different areas in north New Jersey. All are townhouses with HOA’s. Can I do midterm rentals with properties under HOA? TIA

They can be tricky. You need to read the bylaws to make sure that you can have guests stay for 30 days. Some of the rental regulations in the Hoa may restrict leases. Check out the how bylaws to make sure you can rent at Min 30 days

Thank you so much for responding Jesse. They always need a lot of paperwork to be filled out for every new tenant that moves in. I am pretty sure they won’t allow 30 day rentals. I was hoping to get around this issue by doing 6 month leases?

@@gottvid six month leases are not as easy as a three month. In fact, I would say out of 10 midterm rentals two would stay six months from what I’ve seen most of the issues with HOA are the neighbors that complain. Hopefully, maybe three months of 90 day would be enough.

How long are the lease contract terms? Is the insurance company paying you for when it’s vacant also, or can you rent to other people/airbnb in between that?

They’re only paying while the guests have repairs done on their property. I’ve had guests stay up to a year, delays with construction etc, yes we can rent i between as well. The goal is to create relationships with the agencies, you want to be the housing solutions provider for your market.

I have hosted 3 insurance claims, 2 of which were around 6 months and 1 that was 2 months. We set it up where they can continue renting month to month after with first right of refusal as many insurance claims take longer than expected. We just ask for a 30 day notice which is plenty of time for us to find a new tenant without any gaps in stays, but we only do mid-term rentals.

@@kellybailey5827 That is awesome, I typically do the same thing 30 day notice ahead of time. We do go month to month after the selected. But they’re requesting, unfortunately like a lot of construction projects, there’s always delays.

Yes, 100%. It works for apartment units. Just make sure you’re able to get the unit at a decent price so that you can cash flow

Yea you most get educated in the space, I ask lots of questions, Is the family in a hotel? If so how many rooms? What hotel? What’s the current budget, do they have pets, the goal is to save the agency money and solve problems

The agencies put together a contract you just acknowledge it, theres also a letter of responsibility and a letter of intent. Each of these very by state

This is a loaded question lol each policyholder has what’s called additional living expenses, these very depending on the policy. I typically start with 3 to 5 times long-term rental rates and negotiate with the relocation specialist. Keep in mind it’s all dependent on the property value and those additional living expenses policies.

It must have generated a lead for them but the person needed to move in in two days and they went with another place they contacted before me. Hi there. Found your videos in the process of getting the ADU (renovated garage) made on my property. I came here looking for alternatives to Airbnb bc seems like they're masters at screwing over both renter and owner. The ADU will be the equivalent of a studio apartment, which means it would fit a single person or a couple only. Would you say it's not worth it for me to pursue this avenue of renting out the ADU?

Thanks for the great advice Jesse! Do you need to have an LLC or some type of business before you get that relationship with the insurance companies? I'm currently a small investor and had been renting my properties long term as an individual landlord. Also, when you send your emails, is it to the links for suppliers or vendors of the insurance? Are all your rentals on the smaller side? I was trying to figure out whether the insurance companies might be interested in a larger property (6bdr, 3bth), but it is hard to get a sense as I cannot get through to anyone on the phone. And did you ever try to rent the property unfurnished? Thanks in advance for your time!

Jesse, are most of your properties in Modesto? I own a couple duplexes in Oakland. Interest rates have made buying hard. Even rental arbitrage doesn't profit very much here in Oakland. Are you picking up more rental arbitrage units in the east bay? Or are you focusing on other locations?

Bay is tough but there’s still a way to make 2x market rent with contracting. My focus right now is in the Midwest states, looking at more larger multi family complexes.

Hey there. Is this $8,000 per month the PROFIT (cashflow) or is it just the top line revenue of what the insurance company sent you for the month and then you have to pay out expenses using the $8,000? What was the actual profit for the month after expenses and saying for capex?

Hey Jesse, do you have all of your properties under one or any LLC's? I rent out my first property that I built in 2018 currently and I am using a Property Management Company, it does cash flow a little, but I would like to move into the MTR space and manage that myself. I just want to make sure that I take advantage of all the tax benefits I can by managing it myself and I am not sure if labeling that process via an LLC would help. Thanks!

Hey,no they’re not all under LLC, it’s not required but it does protect you just in case something were to happen. I’m just starting to formulate LLCs and trusts now after 7 years I’m the str/MTR Space

@@E-manCal my cpa pushed me into thinking about llc’s every one of my properties is under my personal, I think the more you start owning you should protect your personal. Putting homes under LLC when your buying increases interest rates but the protection is obviously much higher. That being said I’m just starting this now, I’d say connect with you cpa to discuss further
