How to make R57 000 in 2023 per month with 4 deals | Retire young invest in property in South Africa

I was able to generate R57 000 from 4 rental property investment deals. Did it happen overnight - no, was an easy process - no. Yet through just 4 deals I am generating R57 000 per month. Starting small, learning fast and growing over time I was able to retire from my corporate company below 40 years! Now I work because I want to and enjoy the flexibility this give me.
There are not so many ways that can guarantee consistent passive income to supplement a salary and also provide capital growth in the long term. The right type of Property and if bought doing the correct financial analysis will give you passive income today and grow over time, thus increasing your returns over generations leaving a legacy for you children.
When I discovered this property investment strategy I gradually increased my monthly income by replacing every little expense on my current budget with passive income. And one day I realised I had replaced my entire income - In this video I give an example of a person who earns R50 000 a month and how to replace that with passive income through investing in property.
There are multiple ways in which one could do this and I demonstrate the different ways one can achieve this.

Hi tj. I have been flipping properties since 2007. Over the years I have flipped over 100 properties. I also have a rental portfolio of around 60 units. I find your channel very interesting. This video makes sense the only problem I see is you are not accounting for vacancies and for defaulting tenants . In the cheaper multi let units I have had many horror stories with tenants not paying and not leaving . Litigation is very expensive . Example I bought a bachelor flat in Durban for 180k . Rented out for 3500 per month . Tenant stayed there for 3 years never paid rent . I spent in total 300k to have him evicted . As you can see by this example things can turn sour very quickly . I was wondering how you are able to avoid these pitfalls ?

We use xpello to cover us for eviction costs which helps a lot. Each project is unique but we try to keep things simple for beginners to follow

Brilliant video......... I like the fact that you compared the different types of property investments. My target is multiple units in a complex but the problem is that they always advertise them as 1 single flat they never advertise a deal of 5, 8 or even 10 apartments.

Try looking for 5+ beds sometimes they like to advertise it as 20 bedroom apartment - but when you check it is actually 10 x 2 bedroom apartments. I think that is the template of Property24

You can do it! it depends on your strategy and how you want to grow your investment and how much money is available. there is pros and cons to both. i dont like buying apartments, your ability to grow is slow or if not limited. good luck

i run all these in a company and taxes are far cheaper of up to 28% of your profit declared... and remember the govt gives many taxes benefits to property investors. in some areas we even get 50% benefit on all building costs. good question.
