Thanks for your first How to play video! Good systematic description! You describe the terms Nearby and Adjacent. Wouldn’t the red marked areas in reach of any spellcaster (and other card with these effects)? I can’t find this exception in the official rules. What is in case of a spellcaster with Voidwalk?

Glad you enjoyed the video! The red marked areas aren't 'nearby' or 'adjacent' to the Undertow because they are not in the same 'region'. In order for things to be 'nearby' or 'adjacent', they must be in the same region. Because there are no sites on those locations, they are void locations. The void is a different region to the surface or subsurface of the Undertow.

Thank you a lot for the explanation! But I mainly have a question: If I cast "Lightning Bolt", do I have to cast it on the site where my Avatar or a spellcaster is? Or I can target any site?

If it says target site, you choose. Otherwise it says target site: nearby, within two steps, adjacent, etc from your spellcaster

I see a lawsuit coming from mtg. Yugioh changed their magic cards to spell cards. Also this game name is Sorcery it also has artifacts
