I am new to your KZbin channel. Have watched several of ur vids. Purchased a timeshare through what was (11 years ago), The Westin St. John resort in the virgin islands (Through Westin resorts). A few years back Marriott bought and took over the resort. I preferred the Westin owners vs the new Marriott management as we had more of a voice in resort changes than we get now with Marriott. Anyway, our purchase has been paid off years ago, but we can no longer travel because of age/physical limitation. Would you suggest I try going back through the resort for a deed buyback, or the give away, as you noted in several of your videos? Not sure what to do, but need to get out. We loved going here, but life has changed for us...

The Westin St John has many headwinds against it when trying to sell or get rid of it. First, the maintenance fees went way up this year. This makes it harder to get rid of because, who wants those high fees? The high fees may also mean a lot more people are trying to get out; more supply and less demand. Second, there is a nightly environmental tax on any stay in the USVI. This makes it even more expensive to own and use. There are several phases at the Westin St John; Virgin Grand, Coral Vista, Sunset Bay. Do you know exactly what you own. I suspect only weeks in very peak travel season have a lot of resale value. Virgin Grand may have more because if you sell it on the resale market, the resale buyer can still use StarOptions. Right now, Vistana is not taking deedbacks at The Westin St John. They may do so in the future, but it is hard to tell. If you don't own a peak season week, your only option may be to offer it up for free to anyone willing to take it. I was talked into a time share in the fall of 2014 and it just got paid off. This is the 1st video I clicked on. I have a timeshare at lighthouse cove in Fort Lauderdale. You want to buy it🤣? I had no clue till I called lighthouse cove that I had to sell it myself. I've been waiting for this day for years just to be let down lol. I thought it was going to be simple to get out. I think I'm going with the give it away option 😂

Sadly, that is the reality of many non hotel branded Florida timeshares. They really don't have any value with the exception being if you happen to own a peak week during "snowbird season." Outside of that, giving it away will be the best place to start.

@Destination Timeshare Thank you for the reply. It is an early April week that we own. I have since talked to them after making the original comment and they said you're on your own buddy. Try selling it on eBay lol. Just confirmed everything you said. You cannot give them away sometimes. My wife said, "Let's do some research before you give it away" and I said you have one week to figure it out lol Otherwise, I'm giving it away. She's pretty big on having ideas and not following through, and I'm big on keeping my $600 a year maintenance fees for something I'm never going to use. I calculated $12190 I've spent since 2014 on a room they told me was gonna be paid off in 5 years. The kicker is my inlaws gave us this trip and all we had to do was listen to the timeshare jargon. You know the rest of the story. Lesson learned

Is there a way to cancel a timeshare without having to pay too much money ? We bought ours 2 months ago but they did not tell us about all the extra fees and it is too much money

Sadly, for a newly purchased timeshare, you may also have a loan. Getting out might not have to cost you a lot of money, but you may have to be willing to take a hit on your credit. If you paid for it in full, it probably isn't worth anything close to what you paid. It could even be worth $0. The most important thing is, don't pay a company thousands of dollars based on a promise that they can get you out. These companies will just tell you to stop paying as they "negotiate". In the mean time, they do nothing and the timeshare company puts you in default and forecloses. You can do that yourself for free.

Hello. I have a Westgate travel club membership that my wife and I never got a chance to use because we had children. We still have to pay the maintenance fee every year so we’re trying to figure out how to make money off it. Any suggestions?

That resort do you own? Unfortunately having a timeshare pay for itself isn't easy. Many people rent their weeks out but depending on where you own, you may not make enough back to cover your maintenance fees. Westgate has no resale value and even giving the timeshare away is very difficult.

I have a HGVMax through diamond resorts paid off the resell company said for me to pay 4000$ upfront and they will sell it but seems sketchy. Is my timeshare worth anything in your opinion

If you own a Diamond property, then I would say they are just going to take your money and do nothing. The property likely had $0 resale value. So they can’t really sell it. They might try to give it away, which you can do yourself and save $4000. They might also just tell you to stop paying on it and let Diamonds Resorts foreclose, you can do that too. These companies say that foreclosure qualifies as s successful exit of your timeshare. I suspect if you own in HGVMax, that you purchased fairly recently from Diamond. My best advice is to avoid any company that promises something in exchange for a large upfront fee. Learn how to use what it is that you own and take great vacations.

@@DestinationTimeshare yeah from what I've seen it seems like I can do amazing vacations I just wish I never bought it in the first place. It's already paid off I got it for 6500$ 5000 points every other years with bonus 5000 for signing up and it only last 10 years just sucks the maintenance fee is 1000$ a year. But I guess I'll keep it and just do amazing trips for the next 10 years then it's wiped clean from me.

And what happens if a person who has a timeshare stops paying because she/he has been sick and also disabled for some time and absolutely cannot travel or even be around people.

If an owner stops paying, the timeshare goes into default and ultimately the timeshare company will foreclose. It could impact credit, but if it is only maintenance fees, credit hits tend to be rare.

Hi, I have timeshare in the Caribbean’s Bahia principe resort with RCI. Everything is paid off from the beginning. I never used it unfortunately. I want to get rid of it . Also what will happen if I stop making membership payments and yearly maintenance fee? Those are the only payments I have

If it is paid in full and you only have the ongoing annual fees to pay, Then giving it away may be an option. Sometimes though these vacation membership programs may have high transfer fees to give it to someone else. You could try first giving it away, if that doesn't work then default is always an option. These usually aren't deeded ownership and you are only a member in a club with a right to use the resort with no actual ownership in anything. I’m currently separating from my husband and we both have a time share together. I don’t want the time share anymore but he does. We do owe a balance because he lied about making payments. Do you have advice on how I can resolve this? Any advice would be appreciated

Since there is an outstanding balance on the loan, my suggestion would be to talk to your attorney. In most situations, loan obligations don't end with separation or divorce.

@@DestinationTimeshare Hope you can help me with my time share issue. In 2003 a friend and I bought a time share in Las Vegas with RCI at The Grandview. We got week #50 plus 30,500 points every year. We paid off the timeshare with no interest in 1 year. So buy 2005 we had no mortgage just the yearly RCI membership fee of $125 and $420 maintenance fee yearly. I pay one year and she the next. We are tired of it and never use it. We do not want to list it. Is there anyway to donate to a company any they just pay closing? And does Marriott buy timeshares? Can you help us.

If you want to be out of the timeshare, you are going to have to put some time into getting rid of it. You certainly don't have to list it, but any company that will try to help you get rid of it is just looking to rip you off and take more of your money. There is no company that wants it as a donation and Marriott doesn't buy timeshares. They take back some of their own timeshares, but yours is not a Marriott timeshare. Unfortunately, I don't think this week has any value. My suggestion would be to register on the TUG BBS forums and post it in the Free Timeshare Giveaway forum. Did you watch the video? In most cases, your timeshare is probably worth $0. So selling it isn't necessarily the right term. Is your timeshare paid off. Meaning there is no outstanding loan balance?

Diamond Resorts was purchased by Hilton Grand Vacations, but with nothing has changed and the way you used the ownership previously is how you would continue to use it until such time Hilton makes some changes. Which they do say are coming but will cost more money. That said, unless it is a prime week and prime resort, the timeshare likely has $0 resale value. My suggestion would be to try to give it away in the TUG Free TImeshare Giveaway forum. List what you own, what resort, which season or # of points. Also provide the annual maintenance fees. As long as it is paid in full, you might be able to find someone willing to take it for free. To make it move faster, be willing to also pay the closing costs which would probably be around $250. tugbbs.com/forums/forums/free-timeshare-giveaways-and-bargain-deals.55/

Unfortunately, unless you own a very good, high season week, Westgate timeshares don't really have any resale value and they are even hard to give away. Just don't get scammed by a timeshare exit company. Have you tried calling Westgate Resorts to see if they will take a deedback. I know they have a program and charge a $1000 fee. But it is cheaper than those scam exit companies that may not even help you.

Unfortunately I don't. Many of these Mexican timeshares are really just a vacation club and likely have $0 resale value. So selling may not be an option. Also, if you still owe any money on the purchase price, getting someone to take it is impossible.

It’s paid off and no maintenance fees. Apparently big companies like to buy them to send clients there etc…. We were told by the Management & Financial solutions that we have to open an RFC acct in Mexico and pay the taxes ($5,300) then the buyer deposits the $ plus some for additional fees, the acct gets frozen u til the SAT issues a free and clear certificate (The SAT is Mexico’s IRS). The buyer will then reimburse the $5,300 . Once the acct. Is cleared and money is sent to the US. Anyone have any advice or experience selling?

Anyone telling you big companies are wanting to buy them is an outright scam. Just looking to get your money upfront and then disappear. Avoid them at all cost. As for what you own, you don't necessarily own anything. Most timeshares in Mexico are right to use (RTU). It also doesn't have any resale value.

Unfortunately if you still have a loan on the timeshare, you don't have many options and selling it certainly won't work. This is because most timeshares ahve very little value and almost always far less than what you would have paid for it direct from the developer. Whatever you do, do not pay a timeshare exit company money (they usually want thousands of dollars) to help you get out of your timeshare. You will just be throwing more money away. @@josephdejesus2057 The most important thing is to not pay someone, some exit company or some attorney that promises to get you out of your timeshare. In the end, they rarely return results that aren't the result of defaulting and foreclosure. Which you could do for free without paying them thousands of dollars. If you have a mortgage on the timeshare, unfortunately you don't have a lot of options. The resale value of the timeshare is probably very low if not $0. If the timeshare is paid off, then do realize that the only way to get rid of it may be to give it away and realize that then $10,000 you spend upfront is lost. You said your timeshare traded in RCI, where do you own and what resort is it?

Resale is almost always cheaper, but depending on what timeshare you buy, the benefits you get will be different. Most often when you buy resale there is some benefit that you lose. Marriott for example, if you buy a resale week you won't be able to enroll it in their points program nor convert it to Bonvoy points each year. Marriott resale points are pretty much the same as buying direct. Vistana has very different rules for resale and if you buy a resale week or resale Flex points, their usage will be different than if you buy direct. What program were you considering buying? Most often the benefits you lose out on when you buy resale are not worth the tens of thousands of dollars it costs extra to buy direct from the developer.

@@saeedalsuwaidi5869 Resale Marriott Vacation Club points pretty much work exactly the same as points bought directly from Marriott Vacation Club. However, Marriott Vacation Club has some very high fees when buying resale; $3 per point initiation fee ($3000 minimum), $300 owner education fee. This can make Marriott resale points very expensive when compared to weeks. Using Marriott Vacation Club points to accumulate Bonvoy points isn't really a good value option. Marriott Vacation Club points are expensive and so are their annual maintenance fees. The best value is to use the Vacation Club points to visit Marriott timeshare properties.

I have a timeshare with Silverleaf Resorts. The property is located in Texas. It is completely paid off and just pay maintenance fees. I live in Illinois. If I just stop paying, will it affect only my credit score or can they come after assets? I don't care about losing what was paid for it, just want out.

@@lidiad1123 I can't really tell if Texas is an anti-deficiency state when it comes to timeshare foreclosure. Meaning if the sale of the deed fails to cover the amount owed, then they couldn't come after your assets or sue you for the remainder owed. Since you don't owe on a mortgage, any foreclosure would be by the homeowners association against unpaid maintenance fees. In most cases, they simply foreclose and it is done. There is also the possibility of a credit hit, but chances are low on just a foreclosure for unpaid fees. You may want to take a look at this on TUGBBS. They track credit hits for people who default. According to this, 4 of 5 people had a credit hit when they defaulted, but all were for unpaid loans. Hard to tell what would happen with just a maintenance fee delinquency. tugbbs.com/forums/threads/2020-timeshare-default-credit-report-collection-tracking.304138/post-2621207 I also suggest asking your question in the TUG BBS forums by creating an account there. Plenty of people with more expertise than I have about this. Good question that I am probably not technically able to answer. However a deed doesn't need to be recorded in order to convey ownership. Does the timeshare management company have you on record as owning the timeshare?

@@DestinationTimeshare yes papers were signed, they what me to register deed with county before they'll do anything, i just dont trust after what i have dealt with them in the past 2 years, so confused i am close to not paying put i don't know how much it will affect my credit

I have a relative that has a time share paid off and another that is close to being paid off. If they stop paying it can they come after her assets or is the credit the only consequence

This will depend on the state in which the property is located and if it they have recourse. If the state does not allow the lender to have recourse, then they can't come after anything except the deeded timeshare week via foreclosure. "sell" is probably not the best term to use. I don't know exactly what you own, but chances are it has $0 resale value. You can start by perhaps trying to give the timeshare away for free. This would free you from the ongoing maintenance fees but won't recoup any of the money you paid to purchase the timeshare. You may be able to sell it or give it away. Vistana also has a feedback program. So you could contact them and see if they are willing to take it back. They won’t pay you anything for it, but it won’t cost you anything either. No need to just stop paying. Do you know what phase you own; Bella, Key West, St Augustine or Amelia. Some phases have more value where others are really worth $0.

You don't have Interval International. Interval International is a timeshare exchange company. They don't own any timeshare resorts. You need to find out the exact resort that you own to best understand how to sell it or give it away.

If you have a current loan, then it isn't easy to cancel or get out. The loan is a legal obligation. Whatever you do, don't fall victim to timeshare exit companies that promise to get you out. They will jst advise you to stop paying and you go into default and the timeshare company forecloses. You are out of the timeshare, but you can do that yourself for free vs. paying a timeshare exit company thousands of dollars. Defaulting can cause a negative on your credit score, but it is an option for some as long as they know the repercussions.

I stopped paying for time share,,, my bank loner said people do it all the time, and nobody cares about it, actually it is better.. it will be on your credit record for about 2 years, unless you can sell it.

Unfortunately is is nearly impossible to sell a timeshare that still has an outstanding loan against it.

@@Zeke25ish You could use it or trade your week for somewhere else through RCI or Interval International. If you don't want the timeshare, then I suggest watching this video again. I provide information on where to start to sell it or give it away.

Technically I am Canadian and American, a dually as they call us. I was born and raised in Southern Ontario Canada but have lived the past 20 years in the USA and a naturalized US citizen for a while. Thanks for watching!
