Hey Dave, a suggestion: Be very sparing in editing cuts to music. Editing cuts to musical beats gives the cuts more attention and makes it feel more jarring rather than a smooth flow. Time musical key changes or climaxes to bigger video changes such as interior to exterior.

If I understand from yours and other video, there isn't any artificial lighting going on during a shoot like this. Seems like all windows and exposed and every light in the house is on. Have you ever had the need to light a room with other methods? And how would you approach that? Thanks.

Hi Tom, yes 9 times out of 10 I shoot with available light. I have on occasion attached a small light panel on my Ronin-M when things are too dark and/or when I'm shooting someone in a dark space just to light up the skin tones. In the past I have also carried a couple spotlights that I purchased from a hardware store to light up dark corners etc.

Thanks for the very helpful video Dave! I do have one question for you, how are you focusing with your GH4? Do you set focus manually for each shot or are you using autofocus? I have a client who wants more of a walk through, instead of fragmented room shots, and I'm struggling with getting the focus right. I was curious what your techniques are. Thanks!

I auto focus on the wall ahead of me - typically 5 metres or so - with an aperture around the f6.3 mark, ideally. Then, after achieving focus, I'll flick to manual focus to lock it in. You don't want the camera auto focusing everywhere you go.

Thanks Dave! This is great stuff! I have a quick question if you don't mind...Do you light the interiors with any continuous lights? If not, what do you do if the house's ceiling lights, lamps, and windows do not present enough natural light? The issue I had recently is that my video contained an extreme amount of grain and noise, and I was unsuccessful in trying to reduce this in After Effects.

+Bobby Uzdavines no I don't use lights, at least not often. I have used a battery powered light panel in the past. They can be handy to light up a dark corner here and there. More often than not I just used the available light and adjust camera settings accordingly. Probably 1 in 5 of my videos I will need to resort to Noise Reduction in Premiere Pro for a dark room - but it's certainly not something I have to deal with too often.

Thanks for posting this! HOWEVER, can you please explain how you were able to obtain such incredible lighting inside the rooms while not "blowing out" the window scenes? None of your inside shots suffered from this - WOW! The windows vs. interior lighting aspect is the one thing I cannot seem to conquer even with my exposure locked; pretty windows give dark interior, while nice interior give blown out windows - please help? +AerialLensVideo hi Phil, thanks for your message. Yes its always a balance to get it right because I don't use any artificial lighting. Every house is different and I find myself employing various strategies to get the shot. It's all about balance. Take note of the direction the house faces and where the sun will be. Ideal times for shooting where I live are between 10am and 2pm. Try not to shoot directly at windows. If this is unavoidable however, shoot at an angle so as not to be looking directly outside. If the windows are a feature then consider setting up a separate shot that showcases them and expose for the outside. Often times I'll turn my back to the windows and use the light to capture the room naturally, then turn around and shoot a feature shot out the window. I'm currently using a GH4 with a Lumix 7-14 f4. For window shots I'll typically set ISO 800 which I find helps to lighten up the interior while adjusting the aperture to reclaim the highlights outside. Often you will find the shadows under exposed when the highlights are tamed, but as long as they are not too dark they can be lifted in post production. Like I said, it's all about balance. Sometimes you get lucky, other times you need to move the camera around and try different perspective. Hope this helps, have fun!

Though I am constrained economically to a small 1/1.7 sensor Panasonic Lumix LX7 with a very bright lens and wide adapter, it makes wonderful sense in my case to run up the ISO (from 100! Yipes) to say 400 (beyond which I will get noise in the shadows), and the lens from 1.4 to maybe 4. I cant wait to try this, and never would have thought of it without your reply - Thanks! And by the way, I use the free version of Davinci Resolve 12 which is certainly amazing in bringing out those shadows in real time editing, with the greatest of ease. It is a killer program that I prefer over Premier because of editing speed and virtually magical color controls.

When filming video's say Realestate, what is the best way to keep lighting to Not fluctuate going from a dark area to say the bright white sky? Seems like in manual, you'll get a nice color based on your starting point but will either get blown out with a bright sky or vice versa. In auto it will adjust but then you get and see that change in the clip. Is it all a matter of post production?

Hey Tom, yes, pretty much. It's always a challenge getting windows exposed nicely whilst also keeping the room light enough. I always use manual settings, so I set the aperture, ISO and shutter accordingly for each scene. There is also a setting on the GH4 and GH5 that lifts the shadows and drops the highlights ever so slightly in camera which I always have on. Then I'll expose for the internal area of the room which means the windows are over-exposed. Then I'll being down the exposure until I start to see some detail again in the windows before taking the shot. Then, I lift the shadows as required in post production. It doesn't always result in the perfect shot, every house is different. If I'm unable to get an acceptable shot, I'll film the room from a different perspective and sometimes end up with two shots, one exposed and framed for the windows/view, the other to focus on the room only. Over exposing windows when shooting real estate videos is a super common problem. I'll be adding a chapter to my video series about this in more detail in the coming weeks. Thanks for your comment.

I live and work in France as a videographer, the majority of the work we do is real estate videos, so your youtube clip was just great. I also use drone footage, we are buying a Ronin M next week to make our work quicker as we are using sliders all the time and it's just too time consuming. Do you have any trouble with your footage stuttering when you do a pan shot? We use a Canon 5D III but will get a GH5 as soon as they release them. Thanks aging, Mark

+Dragonfly Media Hey mate, no I do not have any stuttering. The footage is smooth and steady when you have the Ronin setup correctly. I don't use the Canon 5D on my Ronin M - I found it too heavy and very bulky. The GH4 is a perfect fit.

To be honest, I don't use lights. I don't have the luxury of time to set them up. The GH5 is good up to ISO4000 so I manage to get away with darker rooms by adjusting the shadows in post.

1:40 I find the fast ceiling fans extremely distracting. If you're going to have them on I would recommend they be on the slowest setting.

I totally agree. Sometimes even the lowest speed can be too fast. So I'll let them spin for a bit, then turn them off. I get the shot just as the fan slows to a good speed. I like them on regardless though, otherwise the shot risks looking like a still image.

I shoot walking real estate tours with a go pro on a gimbal stabilizer and I really enjoy the quality, however I dont like the button system on the go pro, etc. So I am looking for a camera that will give me an excellent image with excellent switches/buttons, with a with a wide angle similar to a go pro hero 3. Lastly I will be using this camera also for shooting high quality real estate photos. I have searched for weeks and I am torn between a Canon 80D, Nikon D500 (like the quality of images), a Nikon D750, or the Panasonic GH4 (dont like the color output). Just looking for more input?

+David Sanderson The GH4 is what I would recommend, mostly because it's what I use and it is a great little camera. The GH4 with a 7-14mm lens is all you need for real estate.

You mentioned that you just look for "ups and downs" of the song to synch it with all the shots in the final video. I've been trying to make that but haven't found a method that allow me to just synch the music like some great real estate videos have.

+Camilo V The trick is to manual edit the cuts to fit with the musical rhythm and emotion. Sometimes you need to cut down the music or repeat sections to ensure the perfect duration. Edit your music just as you would edit your footage.

Thanks. It is all about balance when shooting and lifting shadows in post. The idea is to ever so slightly over expose the windows so as to give the most leverage in the shadows. Then bring the highlights down and shadows up in post. I typically shoot MP4 LCPM with at least 100mbps.

Hi Cody, no I don't have presets. I basically shoot all my videos using the Standard profile in camera then colour correct in post if required. Typically a little saturation here and there, but I like to keep things looking as natural as possible.

Well the video looks great and I wished I saw this before I purchased a stabilizer. I recently bought a zhyiun crane not having a thorough understanding of the actual weight of a wide angle lens. My nikon d3300 has got to weight at least 5 lbs with the sigma 10-20mm lens I bought. I mounted it on the crane and though it performed decently, it looks like it picked up a lot of shake possibly due to overworking the motors. Looks like ebay is in my near future!

Hi, I don't use a monitor, I just use the LCD screen on the GH4 and GH5. I tweak the camera settings with my right hand whilst holding the Ronin (top handle) with my left hand.

From what I can find in the manual and online, the Ronin M seems like it doesn't have modes like the single handed gimbals have, like return to level which I feel I would need for architectural shots. I don't want to use an app, thats always unreliable. Do you have to keep turning in off and on again?! to get perfectly level, non-converging verticals after a tilt move?

No, I use the thumb controller. Very easy to return the camera to centre using the thumb controller and on screen display info GH4/GH5.

Use ND filters or drop your f and increase ISO.

Do you mean lens flare? If so, lens flare can be cool if you're panning through a scene. You could try a UV filter and play around with aperture and ISO. If all else fails, either block the flare somehow or find a different perspective to shoot the room.

Dave this is immensely helpful, but can we talk about LENSES!? You said you shoot with a 7-14mm lens using 7mm most of the time. What? I notice no distortion in your clips. This doesn't make sense, especially since I often use a 14mm Full Frame on my Sony a7sii and experience heaps of distortion. Can you explain? Cheers mate!

Like you said 'the idea is to sell the house' so if it works, and is in demand and being requested by a lot of agents, I don't know what makes it amateur. It is beginner style. The sort of videos guys like you charge $100 for. All the amateurs on this page shoot like that with their boring steady cams etc. I have seen their videos with the toilet seats up and blown out windows. 60 sec drone shots around and around a house, over the top and round again. No idea. Just because they get a drone they think they are photographers. Count the amount of times posters here ask what sort of software the guy is using? Count how many ask how to set up the camera to take the footage? Real pros. I charge $2,420 to shoot a display home. What do you charge with your amateur videos?

And if it's working for all these 'amateurs' (including myself apparently) that are shooting the same way as I am, then we all must be doing something right. And clients obviously love our work. I charge $300 for a house, takes me probably 1 hour to shoot, and probably 2 hours post. I can shoot about 5-6 houses a day and have them all completed by the next night. $2,420 to video a house? Does that include scrubbing their toilets too? Or was that 2,420 rupees. And how many jobs would you get in a week? how long does it take you to complete 1 job including editing? Send me a link to your $2,420 pornos or your million dollar website, so I can have a lol. Work smart, not hard mate ;)

Hey Dave, great videos by the way. I have done some real estate video work and I have the GH4 as well. But I use the Rokinon 14mm Cine lens and I am finding I am getting a lot of lens flare from the blown out windows. I am beginning to wonder if its a lens problem. The 7-14 seems to be doing just fine for you, even though its only a 4.0. Do you recommend this lens, or would you buy something else. Also can you tell me your settings particular to the GH4 that you using. Color profile? Do you you shoot as flat as possible? Thanks Dave, and good work again!

+Pixel Pro Productions hey thanks. The 7-14 is doing the job, the f4 can be a drag at times but its not so big an issue that I need an alternative. Indoors I typically run with ISO800 and adjust aperture accordingly. Standard profile with shadows up and highlights down a notch.

Yes, I'm using the GH5 nowadays. Key benefit of 4K in my opinion is being able to zoom into the footage when editing at 1080p. Down side is file size :)

Hello again Dave. I am very strongly considering getting the Ronin-M. After setting it up for the first time, how long does it take you to get your camera set up on the Ronin-M once you arrive at a shoot? Is it difficult to use?

+Anthony Vella It's a straight forward process when you have done it a few times. Take note of all the positions and measurements once you have balanced correctly. From then on its just a case of re-setting the positions. I setup my GH4 on the Ronin-M in 5 minutes and I'm out the door :)

+Tanner Goetz yes definitely. I used the Glidecam HD2000 for a couple years before upgrading to the Ronin-M. It's a great little stabilizer once you have mastered the skills of using it :)

Hi Gary, I've not used FCP so unfortunately I'm not able to advice re any built-in or third party effects for video stabilization. With any luck you might get some responses to your comment here. seems like when I use a static ISO like 800, when I pan the Camera towards light area like windows I get major over exposed windows. is it ok to use auto iso in this situation?

Hi Gary, no doubt the windows would be over exposed at 800. Certainly try bringing the ISO down before switching to auto. There is no fail safe way to shoot and expose for windows, its often a case of trial and error because every window in every house is different and that changes again depending on the time of day. I find that lifting the ISO helps to lift the shadows in the room and I'll use the aperture to bring the highlights back. My strategy is to find the right balance - which often times isn't perfect, but workable. If the shot looks total crap, I'll try shooting the room from a different perspective. This is certainly an area that I will be addressing in my next video series updates planned for next month. All the best.

Dave, great video on your techniques, your final product looks awesome! I was curious about lighting, you capture the exterior light great on your interior shots. are you us it lighting rigs inside, or are you shooting in the beginning or end of the day to not have blown out light in the windows? +Idaho Studio Thanks for your feedback. Typically I do not use additional lighting. My results are a mix of what is available on location and sometimes considerable touching up in post. That being said, I have used LED light panels on occasion for really dark rooms. The reason I don't like using additional lights is because they potentially throw shadows all around the room. I shoot PAL which is typically 25fps .. and yes, occasionally when I know I'm going to be ramping the speed (which is more often nowadays) I'll shoot at 50fps :)
