I outsourced property management for my first 24 doors. Was being charged 10% of gross income but after accounting for the additional fees, it was more like 15%-17%. For example, if we had to have a plumber out for a repair. The property management company would tack on 20% of the plumbers bill just for facilitating.

Yes, please have an insurance broker on one of your episodes. Had a guest drive into the deck at my property and it was not covered by Airbnb because they do not cover issues that are caused by a motor vehicle.

Most commercial loans are also interest only. You can also get an ARM for your investments. Just be sure to plan plan plan

I use property tap software very easy to use and ver affordable to help me automate so I don’t need a property manager. Software is a great way to automate your way out of needing a property manager.
