You have to do your own DD regardless of what, save your 1200 fee a year for software, there is a lot lower fee software that does similar to this. No need for rip off softwares

I’m in a real hole at the moment. I’ve split with the mother of my child. Having to move out and away from my daughter. I’m on 40k plus but no savings and my credit is terrible due to unpaid parking fines etc. I have no other option but move out but I can’t because my credit is so bad. I get laughed at! What would your advice be? I need some help and guidance.

Rebuilding credit scores doesn't happen overnight as the data goes back six years. The impact of any negative marks will reduce after 12-18 months but in the short term you'd do best keeping away from anything involving credit. If you can get any credit cards, even high rate ones, using them but not carrying forward a balance every month (so no interest charges) will help you. Also, you should register with the three credit bureaux (you can do this for free) and track your scores every month, so you can make sure nothing 'unexpected' turns up. If you're looking for property related paths to success, perhaps deal sourcing, or linking up with someone else to get into a property deal, might be an option for you. Just some thoughts.

Try Co deal sourcing so you don’t need to be compliant just get good at finding deals and split the finders fee or do r2sa when u have some money saved as you don’t have to get a mortgage so credit isn’t as important but when u can pay your debts and itl work out best of luck 👊🏼

Cleethorpes, no offence intended but you would have to be careful who rented the roons in this HMO. A high chance of low income very high maintenance tennants certain areas. That said IF this could be in partnership with Assetz Exchange who rent to social lending P2P the risks could be lessened /spread multiple properties and investors still could gain.
