When you say you put 20% sweat equity into the deal, what does that mean in real terms? Are you managing construction contractors as a GC? At face value it seems like you are taking credit for 25% margin plus 20% sweat equity margin.

Can you do a land value analysis for a 100 unit mixed use commercial property 😅 would it be the same formula and approach as residential? I’ve heard investors say it takes nearly the same effort and energy to make a $1M deal happen that it would to make a $1B deal (assuming you already have access to large amounts of capital)

How do you have a portfolio of potential builds to see what fits the lot? The process makes sense, but to start doing the calculations, you need the different potential builds to compare. Where does that come from?

It doesn't have to be your own projects. Look at what else is being built and sold in your market (or built and rented out)

As a builder how much more would you pay if I went ahead and got all the civil engineering work and approvals. I would still have the property under contract but I would like to derisk and add value to the builder I assign it to. I’m just not sure how to quantify the 5-10k I spend on engineering in the price I sell it to the builder for.

I'm not sure that's a good strategy. For the civil work to happen you have to design the house first. As a builder/developer I may not want to build what you design. If you're simply talking about soil reports and geotesting then there would be some value there but not a ton. For residential projects soil reports don't cost much so we just do them during due diligence phase. No biggie

When you say in the title "real estate training for wholesalers and BUILDER", can it be profitable for me to hire someone to build it for me ? Would there be any profit left if I don't know how to build it myself and hire some people ? Thank you.

Yes. We hire general contractors usually to build rather than doing ourselves. That's the only way to be able to scale properly. You have to run your numbers and make sure there's enough margin on the deal to allow a GC fee. Super important to buy at the correct price!

The Duplex example at 6:17, how does it work if you want to build the duplex and rent it out. How do I go backwards with the rent payments and calculate? Can you give and example? I assume the 2500 sq ft is for total for both units. So 1250 sq ft per unit.

So before having a floorplan, buy the land first and zone it? Then get someone to design your project?

Hi Ebony. I am pretty sure I answered this exact question when you emailed me. It's a good idea to know what you can build before you buy the land or even put it under contract - at least as far as density. You can tweak floor plans after you close but having some basic idea of what can be built is required to value the land. The exact design can be done and is usually done after closing, though even that depends on the size and scope of project.

@@RehabValuator I do apologize for asking this question more than once. I spoke to a couple of architects regarding floor plans for our project and one of the things they ask for is the site diagram. I have no idea because I haven’t purchased land yet. So now I’m confused.

@@StopSelfDoubting they're asking for a survey. When we put land under contract, we ask an owner if they have an existing survey. If they do not, I usually order one prior to closing. Costs a few hundreds dollars and any local surveyor can do it in a few weeks typically. Then we hand that to the architect. Alternatively, you can just look at tax records and typically get site measurements. For any decent architect, even that should be enough to at least do a basic study on the parcel to determine density by right and what can be built.
