My #1 tip for moving: have a different color/pattern of duct tape for each room. Put a stip of tape of every box. That way when you get to the new house everyone already knows what goes where. Such a time saver!

My dad recently went into assisted living, and I got the job of selling his house. We prepped and staged the house beautifully (a LOT of work which was a 3 week process and included a huge estate sale and a pre-inspection) with help of our realtor/friend. We received 4 full price+ offers in 24 hours, and signed for $11,500 above asking price. We close next week! Congrats on your quick sale.

It’s definitely a sellers market right now. We put in 3 offers on 3 different houses (20k over asking), as is, and got outbid on all of them. Some of the houses we were looking at had over 25 offers in one day. It’s madness! But we found our dream home, our offer was accepted and we just moved in a few weeks ago :)

Since you are already using vacuum sealer bags, put sealed bags into the dresser drawers so the clothes are in the room they are meant to be in. The older kids can then unpack directly into their drawers/closets. Also keeps things together. I also just emptied my stationary/toys etc.into ziplock bags and put the bags into the desk drawers. We had to pack quickly and it saved time.

Just got a contract on our home and felt the SAME WAY about the feedback. The first one said we should warn people that the stairs are slippery because she and her assistant both fell on the stairs. Ummm, we lived here 5 years and no one has fallen on the stairs. I decided they must have had per legs or were extremely clumsy.

Awesome advice! I sold 2 houses in 1 year. One sold so quickly that I didn't get to stage it (which was the part I was looking forward to the most) and the other sold, fell through and then sold for much more than asking. It was such a rollercoaster of emotions. If I ever sell my current house, I'd give myself more grace.

I forgot to add that writing a letter absolutely cannot hurt. My husband and I wrote a letter to the owners of our current home and they chose us over multiple other offers, all about the same. We included a photo and the exact reasons why we loved their home.

Can I add to not paint around your furniture? We moved in and in the master bedroom found silhouettes of the mounted tv and cabinet that we saw during staging...we did finally paint the room 2 years later...and then my 3yo took a sharpy to it...

Yes! I had budgeted having painters come in for a new house, and thought one room was fine and wouldn't need to be painted. When I did the final walk-thru at closing day, I saw that the owners had painted AROUND a bookcase on one entire wall! I couldn't believe it, and the realtors were exchanging anxious looks, but of course I didn't back out then.

The US is a young country with alot of land. That's refective in the ease, size, speed of new construction & of what is thought of as "old" or "historic" property.

Hi Angela... we’ve moved many times. The best advice I can give is to go through each room and consolidate whatever you can. Especially small things in drawers. Put that small stuff in ziplock bags. Consolidate the kids toys that way too. Games, puzzles, anything with multiple pieces, tape or put in bags so the pieces won’t get lost in the move. Double box items that are fragile. Bubble wrap is also a huge help with keeping things from getting broken. Put important papers in plastic totes and mark them so if you need to find something it’s easily found. Lastly, pay the money for the special boxes used for electronic items like TVs. If you’re paying a moving company for the big stuff, be sure to take pictures of everything they will be loading and shipping for you. Make a declaration of any items that are higher value, such as antiques, or any other items you many have that would be expensive or difficult to replace. And make sure every item is inventoried. If not, if it goes missing (which happened to us) you’ll have a hard time getting reimbursement for the moving company for any lost items. I know things are crazy now but it will be so worth it once you’re in your new place. Can’t wait to see it. Good luck.

Selling house in the USA is so different. We sold our house in Poland last year. It took us about a week but we were at the house all the time, I walked through people and told them about every detail in the house. Nobody here fixes the house. It is what it is, buy it or not:) although I think that this is a nice thing to move in to a new house that is in nice condition and fresh would be great:P also it is hard to hear all the comment sometimes, especially if you renovate the house, put a lot money and heart into it

So pleased for you and your family! Congratulations :-) Unfortunately, our selling journey has been very rough and is still ongoing... We devided to sell about a month before you guys. We prepped, staged our home meticulously and followed the advice of our realator fir pricing. This is our first house (like you) and where we have brought all our 5 babies home to. Our home is in a (usually) very sought after area. We listed on a Thursday and earlybthe Friday morning I also sent hubby off with the kids (7, 6, 4, 2) while I did the last minute cleaning and staging (with my 4 week old in the baby carrier) and then we left for the weekend. Our home has been on the market for 92 day and I have done this every weekend and any and every time a private vewing was requested. It's exhausing. During this whole time we have only had two reasonable offers. We've had quite a few that are way below market value but couldn't accept them or we'd not have the money to move into a bigger home needed for our growing family (5 kiddos atm). Both of the two offers fell through. One because the poor buyer last his job and the other they just changed their mind. It was nothing to do with issues about the house. We are so exhausted with having to clean, stage and leave every weekend and for private showing during the week (it's quite unsettling for the kiddos too) and very discouraged at the low-ball offers (thanks COVID-19!) and fallen through sales. But we are just holding onto the fact that God has a bigger plan even though we can see it.

We’ve totally lucked out. We sold our starter house in 2003 in 24 hours and it had gone up in value 40 percent in only 3 years. We sold our next house in 2010 in five days but considering the market we were happy to get what we paid for it!

My husband and I purchased our house, did cheap easy updates like paint, new sink, flooring etc. in total we put about $5,000 into it including appliances. We listed for $25,000 more than we paid for it. Within 5 days we had it sold with a cash offer for $15,000 more than we paid the year before. What made it even more crazy was the couple that bought it had viewed it the year before. They seen it before us but hadn’t put in an offer in. Apparently they really wanted the house. God had it all work out for both of us. lol

Angela awesome tips! I purchased my 1st home last year and while it's a nice home, (1993) I'm contemplating selling it because my son is a high school senior and he's leaving for college next summer. And its alot of house for me. The previous owners did renovate the kitchen, put new floors, doors and replaced most of the fixtures and downstairs bathroom. The issue is upstairs. There's still carpet and the bathrooms need updating. I'm not sure if I should put new floors and bathrooms in before selling it.

We sold our house, along with my parents next door, without any signage out the front or advertising. Word of mouth through what we had done to our houses was sufficient to sell the houses. Pricing right from the start is essential. We did everything they tell you not to do. We bought our new home interstate, without selling our existing home. The big difference was that we owed nothing on our home that we were selling.

One of the things I admire most about you is your fearlessness, and how you jump into life with both feet. Same thing happened for us. Once we decided to buy a home everything just fell into place. We only looked at 2 homes because everything available in the area we were looking at just didn’t catch our eye. One day I stumbled on one we found that we specifically wanted to see and 2 others we may have considered. The day we were going to look the one was already under contract. The first we looked at we loved but didn’t want to not look at the other. So looked at another 15 minutes away. As soon as we pulled up out front we just knew that wasn’t the house for us and the first one was exactly what we were looking for. Put an offer in on Mother’s Day and they accepted! We were so excited. We are now living in our dream home!❤️

Here in Sweden it works a bit different to sell your house. They first take photos..then you approve them...then the relator put the house on the internet..and there are then scheduled showings 1 week or 2 from the listning day, often 2 of them with a few days apart.. So we got our house showready 5 times before it was over! (Got 2 extra showings) This with pets, laundry, kids and cleaning every time😅 I was exhausted!!

I think your home does have potential especially if the buyer had renovation savings. Especially if they get permission to rearrange the structure, get a extension especially with the back yard space.
