Nice video sir. But If you want to avoid the premium and choose good quality then you are gambling. Let me explain : to avoid premium you need to be early in the first batch of buyers, but at that moment you don't know the quality of the building and most of developers build and not caring of the quality of finishing (if not talking about water leakage and other facility issues). So choosing the right developer reduces your risk but still you gamble. And i would not buy 3 appr. From only one project or 1 developer. You are not mitigating risk there.

i have an interesting question, is it possible to buy a property in dubai that has less mortagage(25years) than its rental? so you can buy it and then rent it to pay mortgage and keep surplus rent as monthly profit while also building equity. I have seen villas with monthly mortgage of 5k going on for 80 to 90k in annual rent. Kindly give your input on it.

Yes that's what almost all real estate rental income does, gives more rent than mortgage

Not mentioning any downsides about DCH is a big misrepresentation. There's loads of traffic congestion to get in and out. No public transportation. The masterplan doesn't guarantee the mall or the creek tower (bk was built first in downtown here nothing moved in 5 years). Things in dubai are never final.
