He is promoting apartments but remember in Pakistan most of the apartment buildings are poorly maintained after builder is gone. Also there is usually water shortage. No option to insrall solar .

Atif bhhai, I appreciate you giving very very informative information. As you may understand a lot of investment is from overseas Pakistanis who have no alternatives either to do any other business because of their absence. We, most Pakistanis are not trustworthy to depend upon regardless of the people you know or not. Please guide where else to invest as we only visit Pakistan once a year.

Honestly this discussion is very useful, I appreciate you for your straightforward vlogs for the benefit of peoples. The property investment whether in plots or in houses is a greater game of the riches that includes politicians, state actors and money lords. This trend has lasted due to depreciation of PKR. The plot investment simple example is , a plot in DHA lahore was 6 million in 15 years back and now 60 millions plus, same construction cost was less than 20 million 8 bedroom house that has gone to 80 million, so the price difference is from 26 millions to 140 million plus , so a poor man or a rich man , how he can invest in industry where all governments and bigwigs were involved in this. This trend will continue 🟢🟢

Appreciate but a bit of disagreement that there is already heavy taxes implemented on plots, even on maintaining a house and even on sellingbthe plot. The government should descrea the taxes for filers and increase on non filer. Mainaining reaidential property tax should be nominal as if the house is for self occupancy then the property tax should be minimal.

I bought an apartment in 2002 for 27 Lacs. In last over 20 years it has all along appreciated and today it's worth 4.5crores. Alongside I have enjoyed healthy cash flow in the form of rent which greatly helped me manage my finances. So where's the slump and peak cycle. It's up up and away. This defies your theory. It's true for plots may be but not for the housing market in general. It's relevant for international cities like Dubai, Singapore etc which are vulnerable to geopolitical tremors. But for purely domestic housing market it's inapplicable.

@dreamingingreen3811 It started with 3bed apartment in Askari 4 Karachi in Dec 2002 for 27 Lacs. It was sold in 2012 for 90 Lacs and bought SD house 10 marlas in Askari 14 Rawalpindi for 95 Lacs. This was sold in 2018 for 1 crore 95 Lacs and bought 3 bed apartment in Warda Hamna Residence G -11/3 Islamabad in 2018 for 2 crores 5 Lacs . Today I am living in this apartment and its worth is 4.5 crores. Alhamdolillah

Most builders ders do not follow construction safety standards. Or govt design regulations They end up buildings with out completions certificates. Ownership transfers on stamp paper rather than through govt authority in absence of completion certificate. Long Delays are so common. Literally thousands of un finished project only in isb and Rawalpindi. Run away by new builders. Brother so much trust to put in person called builder and give him hard earn money Are the main issues. Your question was 2-3 coror where to invest. Much better to buy a plot of 5 marla in mumtaz city, b-17 and same any other city and build yourself or through contractor. And get appreciation of land and rental also. If I have to trust and no govt authority gurantees why not trust myself.

Just imagine who invested in the most trusted and proven developer as Bahria, i see Bharia Krarachi which js one of the best development in whole Pakistan, why did it fail ? What was the mistake ? Was it a realestate bubble? Or an event which is happening in a country which dsicourages solar investing by ordinary citizines while the most of the world gives rebates for encouragement. So plz discuss the real reasons so that people will genuinely invest understanding the genuine risk reward environment

Always remeber that real esate is not built in air. It needs a tangible plot therefore plot price increases and its natural in asia. Plus its all about supply and demand. We are already short of housing as immense population, secondly people dont have the liberty to invest in business as its already stuck and very riskt atleast a plot or real estate is on your title and would always give capital gains

The main question to ask is if Pakistanis are every year investing 20 billion dollars in UAE? Or maybe the reason is different, i agree a shrude buisness man who does flipping will come in a market where is blood on the street but a normal investor needs security and stability, in investment cycles the sentiments play a big role. Can he name a few builders who are able to fullfill their commitment for last 3 years at least ? I am not talk8ng about commitment to end user , that is a norm , i am taking about people who bulk invest for example ? For rentals in UAE i may get 6 to 10 % genuine passive rental return for last 10 to 20 years , that too with no risk of devaluation, what about pakistan , i buy a house of 5 marla in dha for 2 to 3 crores that is the slumped price now and what is the rental income ? In long term we get maybe 3 to 5 % , as well as the pressure of currency devaluation

As an overseas doesn't make sense for me, first I don't have trust in the current political setup to provide any security or stability, for example.amr atif is talking about UAE , here the black Swan events are very less and usually we go through the genuine realestate cycles , but in Pakistan that is not the case . Moreover as overseas most of my capital investment goes negative due to currency devaluation as well as inflation apart from all the issues I faced with the builders , frankly 90% of them didn't fulfill their commitments on our investment agreement as soon as the things went difficult, can you ask Mr atif how many of his buyers in his projects were overseas a few years back and what is the number now ?

Total bookish conversation…people in pakistan invest in plots to keep it for their rainy days…not all people can do construction and other businesses..less than one percent people can actually do business and out of them less than 10 percent succeeded ..rest face failures..also managing and dealing with tenants is so tough in pakistan due to lack of law enforcement and tell me what kind of builder take responsibility for tenants and maintenance of apartment ? No such builder exist..it is the owner who has to face all the music ..and talking about 7E deem tax..it is there but u don’t know about it so very strange that u r associated with real estate and u don’t know the ground reality..
