The Pine is 42 square meters. The average Marriott hotel room is 30 square meters so it’s basically the size of a Marriott Room plus a smell bedroom. The Pine is best for a single or couple, but definitely not good for a couple with a child.

The Pine is currently rented by a friend every other month with no contract. We are lookin to provide a good deal with someone who wants to rent long term for 6+ months The Pine is a newer building in a great location close To beach with 24x7 security, indoor parking and all nice facilities like grumpy, sauna, steam room, spa, and pool.

Hua Hin rental options open up around Jan 15th so will be lots of options. Have you been to Hua Hin before and know the area you like? If you don’t want to drive or use a scooter then location will be key.

For six months The Pine is 14,000 baht per month and The Autumn is 15,500. For 12 months it’s 13k and 14,000. Renter pays all electric and water directly and security deposit is 20,000 baht. The Blue Lagoon is 35,000 for six months so not good for a pensioner.

Lots of choices around. Our units have 7x24 security, newer building with gym, pool, etc. but tons of units all over and if your here for a while the location is very key and you can go as cheap or expensive as you want. Wish you luck in finding a spot and if you have questions let me know.

Are you asking if the units have air conditioning? All condos have air conditioning and charge electric separately. You pay the development directly for any electric which includes A/C.

Anyone who is interested in buying can go to any agent. I recommend going directly to the owner if you can, or to the sellers agents though. You don’t want to be paying for middlemen. For my unit I would agree to terms directly if possible and then have a real estate attorney complete the transaction.

The Blue Lagoon has two sides, the North and South. You would want to visit and see which side you prefer and then decide the unit. There are three floors per building, the bottom units have small patios connected to the pool, the third floor has real big patios, more private being on top with Sun and space.

There should be a plethora of condos for 12,000 baht. Just a matter of where you live. Cha Am should have many condors for 12,000 and probably cheaper. That pride is at the edge of whether the condo has AC or not so make sure it has AC if you want it and you will want it.

It depends on what months. At the moment 3 months would be 42k monthly, 6 months 38k monthly. If your talking about summer months only then 3 months would be 41k. It changes as demand changes so if you asked me in two weeks it may go up or down or be rented already. Busy season is coming up.

@@JJthelonelybullinasia there is an overload of less expensive condo buildings all over Hua Hin. All based on quality, size, location, facilities, etc. . You will find a plethora of options. Best of luck and hope you enjoy Hua Hin. If you need one bedroom then I have two high quality condos in Hua Hin for 15k and 20k per month for six months.

Finding condos for rent is part of the problem. I own three rentals in Hua Hin so I don’t use any. Airbnb is popular, but you don’t really know what your getting unless you stayed there before and they have a lot of fees added in. I’ve found Airbnb to be garbage now after the moved their support overseas.

Id recommend choosing the style of living you want and then select an area that matched that. You can live in crowded area and walk to shopping or live on edge and have scooter, or live outside of Hh and have a car for example.

If your retiring then I’d recommend renting a place for 30-45 days, then exploring and picking the long term place. There are lots of condos, villas and houses for rent. You don’t want to get stuck in the wrong spot. I think you get a better price by being here as some people will charge what they can on sites like Airbnb and then you may find out there are lots of street dogs or that your far from groceries. It’s not legal to rent for condos for less than 30 days, but people wil do short term rentals. I’d do 30 days to avoid any hassle and that’s plenty of time to look around and get a great deal.

The large Blue Lagoon condo is rented until end of February. At the moment it’s 44k per month for 6+ months. Pine is 16,000 for 30 days and 15,000 for 6+ months. The Autumn is rented until end of a January, will be 18,000 for 30 days and 16,000 for 6+ months. All three are high end types. Prices change as demand changes and things change a lot here

The Rental on the 3rd floor in this video has just been rented for a year starting in late September. This rental unit and the unit next door, which is the entire top floor, are both for sale as well, with the one unit being rented already which any new owner would have to accept.

My main tax question is "If you use a retirement visa for Thailand, do you have to pay Thailand taxes on your passive USA investment dividends, dividends from your USA IRA or your USA Social Security ?

I can do a tax video for US Citizens. My brother has lived in Thailand for six years and I’ve done his taxes each year so I do know how it works. I’m trying to stick to things I know and do myself so this is a good idea.

Any income derived outside of Thailand is not taxed by Thailand. You still have tax responsibility to the US IRS on income derived from investment and dividends.

@@jensrasmussen6814 yes, I think prices jumped because Thailand became the only option for people not fully vaccinated. I am flying to Bangkok soon and may go to Tokyo or Ho Chi Minh to visit on the way because I can then visit another city on the way for the same price as direct to Bangkok.
