Sorry for your grief and aggravation you have to now go through. As to the storms, I find it hard to believe there are people out there who think that climate change is just a talking point and not a real thing. Your house is a good example, it stood the test of time for decades, and now two years in a row it experiences flooding from storms. Something has changed to make that happen......

Most educated peeps I know, acknowledge climate change is occurring. The debate is over weather it is man made or not.... That being said, most can't just up n leave cuz a storm flooded em out....I dont know to many in the financial position to walk away from investments without trying to recoup losses.....

For those thinking about living in florida. the lesson is the worst damage from hurricanes is usually from flooding. Living at less than 15' elevation a few blocks from the coast or near a river, stream or creek near the level of it, gives a really good chance of flooding. If your mortgage company requires flood insurance, which is super expensive, that should be a warning. Although I am at 41' and a mile from the gulf, the pond behind my house is 10' below my slab and the surrounding land is 5' lower. However, it drains out of a creek that gets a small culvert blocked and flooded 4 homes that are adjacent to it. So just be aware when buying or renting. My damage from 3 hurricanes, Milton being a 100 year storm, not a shingle blown off. Cinder block construction for a reason and the roof is attached to the walls.

I saw a guy on KZbin who bought near you, remodeled and got flooded a few months later. With a lot of ground level near coastline homes flooding can happen at anytime in Florida.

We also got flooded this time during Helene in Gulf harbors, 22" water mark. I would appreciate if you could share who did u use for your kitchen cabinets? Yes, love love love the terrazo! We have travertine throughout the house, happy i don't have to replace my floors. Good luck to everyone affected, and remember to pull permits for the repair work! Yes, It is required this time.

Just leave it like it is, with exposed studs halfway up. It will be like see-thru wainscoting. It will then be a flood-proof house.

Dude that is a great idea.... make the drywall or whatever on your walls so you can raise it up like with hinges or something when a hurricane is approaching and then after the hurricane you can lower them back down after it floods .....make covers for your electrical outlets water proof....still might loose your furniture but your cabinets could be cedar or aluminum with ways to clean them after it floods

@@Bradimoose The entire Florida is a "Hurricane zone", actually Helene did not even hit Fl, just went by creating a surge. After Milton a lot of houses got flooded that were not in a flood zone, some areas close to rivers are still under water. And the awful part is, these people did not have flood insurance

This is why federal flood insurance is underwater and private insurance companies are moving out of Florida. Any insurance used to fix this property should require going up a full story. That's the reason for the FEMA 50% rule. It prevents people from kicking the can down the road. There needs to be mandatory disclosures of insurance claims on flood prone properties in Florida. Fix it right or sell it for lot value. Sheetrock and wood framing at ground level is just window dressing for the next flood.

I was born in Florida; Now I live in the mountains on the West Coast😂 Florida was built on the wetlands; I’m not sure that people know this and they renamed it the Everglades and they covered it up with limestone and dirt; certain areas of it were covered up because the land stop around Jacksonville, Florida, panhandle and there were small islands. all the rest was swamp. Talk to an old Seminole Indian. 👁🌴

Yes insurance covered the replacement cost of all damaged areas. I was actually able to get some things done for cheaper than insurance anticipated.

I feel bad for you. Now everybody will be not buy a house in a flood zone or houses that have flooded before. Insurance is going to be unattainable very soon even if you can afford it. Sell it now (as is ). Don’t dump more money into it.

Why would you want to live there with storms coming so often? It will only get worse. I would want a place I can count on but with climate change those places are getting fewer and fewer

Climate change and rising sea levels will make properties in low lying areas and coastal areas impossible to insure. Banks will be reluctant to give a mortgage for 15 or 30 years because the property may be under water. Selling properties to average buyers will become impossible in the future as banks and mortgage companies stop making loans for these properties. Coastal areas are a high risk for insurance and extreme weather like hurricanes. People will have to self insure and take the risk of loss. Condo associations are losing their insurance and if they find a new higher cost policy they will be passing on the higher costs to association members. Flooded cars from hurricanes fill the salvage lots. Insurance companies will raise rates and pass on the costs and risks to policy holders next year. Coastal properties will be confined to wealthy individuals that can buy properties with cash and self insure for losses from hurricanes or rising sea levels.

Anyone who has been thru a flood knows how miserable the clean up and recovery is. I can't imagine going thru it 3 times in 2 years. Hope it all works out and the insurance does its job to make all those whole who have lost everything. But also we must start thinking logically about global wraming and quit electing leaders that deny it is even happening
