I see this blog was posted around 3 years ago, so it is now out of date. I would have liked to know the variety of restaurants and quality of food, for example. I presume housing prices are different. Maybe it is time to update.

I grew up living in Ohio with harsh winters, and I currently have a rental in Pensacola, while i reside in Denver (temporarily). I always tell people that ill take the risk of a hurricane over 5-6 months of winter every single year. There are always tradeoffs. We got directly hit a few years back (hurricane sally, 2020) and i only had a few planks from my fence knocked down. However, last winter in Denver my sprinkler system blew out, along with hail damage to my home and cars - cost me thousands. I'll take the chance of a hurricane any day over the guarantee of old man winter beating up on our cars, house, spirit and body

EDIT: Also my sister talks about how hurricanes are bad in fl and its very risky, however, she lives in Arkansas near little rock. Couple years ago, little Rock got hammered with tornadoes that leveled peoples homes, businesses, and flipped cars upside down. There are going to being weather phenomena wherever you live - its about what you are willing to tolerate.

@@danielkeenan75 I'm a 52 yo. 4th generation Floridian. The whole hurricane thing is a bit overblown. I'm not discounting the danger if you live on a barrier island or low lying area, but the chances of taking a direct hit are low.

I hateeee that area. You have sooooo many louddddd people, speaking God knows what language. And They're so loud you dont know if they are having a conversation or fighting 😅 And dangerous because you have two places that like to help the "homeless," which are the Shepherd Center S Pinellas Ave and St. Timothy Church on E Tarpon Ave a great great great majority of homeless people are drug addicts that 100% refuse to get help for. And there is no street lighting in what i think is a highly dangerous area and thats on the side and back streets by the Shoppes at Tarpon

There’s beaches everywhere!! Tampa has more intimate beaches in the city , if you want more commercial beaches then Tampa metro has those ( Clearwater, st.Pete ,Sarasota,ect)

The sports complex is not happening. It was all made up. We know the owner of most of that land, Dewey Mitchel, who is not selling it. Also, Duke Energy had the right of way to a lot of that land. I also live along that land. You can reach out to me if you like, and I will tell you about a lot of it. You could even see it from my backyard.

You have to at least make 100k a year to have any semblance of a comfortable life here. Anything less than that, you will be living paycheck to paycheck. Now if you still insist you are gonna try your luck, better get a college education or bring enough money to open a business.

I visited Largo for the 1st time the day before Helene hit, I flew into Tampa because the other airport don’t fly in from Boston, but it was still a short trip to Largo. I went alone to visit a friend to go see a concert in Tampa that was canceled but I still wanted to go. Any excuse to visit the state I absolutely LOVE! I was thankfully in a no flood zone. I got to swim/jump the waves at Indian Rocks Beach & had so much fun. Everyone was so friendly! We stopped at 5 different pubs & restaurants. The prices were less than up north. The day after Helene was very sad for everyone along the coast, terrible devastation as you know. My husband and I have a house in Plymouth Ma right beside the cold ocean, see the sunrise every morning. We grew up here and love the seasons, except winter. We can’t decide whether or not to sell our house & buy in Fl or what to do. Hurricanes are intensifying every year it seems. It’s so hard because his job is in the demolition Union and unfortunately he couldn’t find anywhere in Fl to transfer too. Now we’re stuck waiting another 4 years until he can retire early at 55, & then we can finally make our dream come true and live in Fl.. Thanks for making informative content for people like us. 👍

Hey Sam, love your videos they mostly showcase four/five bedroom half a million dollar homes. How about a video for us single parents, looking for 2/3 bedroom affordable homes in these communities?! I know quite a few looking for exactly that, including myself. Some of us are just looking for a simple home, near good schools. How about it?!🙏

I’m a Consultant in the construction industry in south Florida. I can’t begin to tell you how many new projects in Tampa. Almost every company associated with construction has opened a satellite office in Tampa in the last 2-3 years to keep up with all the work up there. Towers 20-40 levels are the most common. All with commercial & parking at lower levels. Mostly hotels and condos. Lots of gentrification coming your way!

I’ve moved to Tampa a couple years back and there are definitely pros and cons although I love living here. But the real estate prices and insurance are crazy. I am single and making good money and if someone who has the extra money to put into the house, the prices are so ridiculous there’s no point in buying for foreseeable future. The city needs to build solid homes that can withstand more damage not make glorified huts that sit on concrete slabs

You're causing natives to have to leave bc this boom doubled housing prices (that aren't worth it), doubled our traffic time, doubled our cost of living, not cool but hey at least you get to live in Florida. I would never buy Florida real estate from someone who's not from Florida.

Appreciation in land values means more taxes. I was interested in buying property in Dunedin until I read the story of the guy who was fined something like $30k because he didn't cut his lawn. No thank you! I think the guy was out of town because his mother was dying with cancer. Your city council needs to go. Anyway, I won't be buying anything there.

Moved here 6 months ago. Great decision. Moved from tampa. Before that St.pete. Moved from New York city in 2021. Never owned a car. Dunedin is walkable but challenging in the summer. That is may to October. Insurance is high and property taxes. I own a 2br 2ba condo. But I love it.😊😊😊. No snow 🌨. Lived in boston and Buffalo too. Survived Ian helene and Milton. Wonder what 2025 has in store. 😊😊. Tarpon springs has great Greek food and I found great pizza 🍕 10 minutes from me. Cable and internet is included in my hoa too.

No, this is not a low-lying area. If you only watch the news, they'll make you believe that everything floods in FL. However, it's just not true. For the most part, areas that flood are overbuilt with a bunch of houses cramped into a small area where water doesn't have anywhere else to go.

having visited both Tampa and Orlando my impression is that Tampa is a dump - some kind of 3rd world trailer park on the beach of Africa or something. Orlando by comparison has a much more 1st world vibe and is newer and cleaner. Orlando almost feels like Boston by comparison to Tampa. And Tampa honestly feels like the most ass backwards place i have been to in my life with people looking like their teeth are about to fall out from all the meth they are smoking.

It’ll be interesting to see what the incoming administration will do to stop insurance companies from gouging people, as well as home affordability and everyday things (gasoline/groceries).

Nothing. This is big business , they are there to make profits. No incentive to help. The executive branch lacks the power to interfere with private business without some regulations set by Congress.

My house at Bean Point in Anna Maria Island is currently covered in 4 feet of sand (storm surge from Helene), and a missing roof (wind from Milton). I have home, wind, and flood insurance but it is still not enough to cover the damage. To make the matter worse, Tampa might get hit with hurricane Sara next week. Tampa is increasingly becoming uninhabitable. YMMV.
