You definitely have the patience and attention to details for this fan coil work. All ladder work, mostly wet, dirty conditions. I imagine that work room gets hot and humid without proper ventilation and temperature control.

I would try to install a “ wet” switch in the pan also for future protection. I also would put the vent in the condensate drain AFTER the trap not before .

I would 100% agree except this pan was installed after the fact that the air handler was leaking water. The manufacturers techs came up with this solution to install the auxiliary condensate pan and just let the unit leak into the pan and then down the drain. Unreal! Can't install a wet switch here until the actual problem is solved. Apparently been this way for around 8 years. Main drain line isn't piped in. It does have a internal condensate pump. So a vent after the trap is recommended? Maybe just use the pump as a backup if the drain clogs and the float on the pump rises to start it? Thanks for watching & I appreciate the advice 🔧⚡️

Goodness... What a mess... I might use a Venom pack coil cleaner on it. I had something similar in my attic. Whoever put in the AC, the unit's condensate pan tipped away from the drain, so when I went up there to do a yearly PM, it was a mess. Bot the house built from a previous owner, and it had never had a PM.

@@JumpermanTech If there is excess static the blower can actually suck the trap in and act like there's no trap at all. Thats why big VAV air handlers need appropriate trap depth or else the trap is nullified. There is a formula for this. I dont know your exact drain set up, but I would pull out all the stops. Trapped drain, vent and make sure you're not double trapping either somehow.

I worked in a high rise condo that had 50 year old ceiling units that had never been cleaned it’s almost as bad as this job it was several months of cleaning and making repairs every condensation drain line was caked in mud and slime 110 units 13 floors 😢I got slimed yuk

When you finish the complete through cleanup and start put everything back in order. When come to reinstallation try Bubble wrap it is so nice to work with you never go back to itchy 2” inch insulation. Trust Me the R factor is great for any job . A little pricey but screw it charge to the buyer it worth like propress embrace the technology
