Since the great recession, O has only *once* traded below 15x AFFO (before now), which was for a few days during the COVID crash. Definitely a nice value now!

I did the same as you did last week. I had the exactly same thought process. It is now my second largest holding. If it drops another 10% I'm considering to double my position. It might take 2-3 years to recover to all-time hight. But the monthly dividends sweeten the waiting time.

I just strated averagng into O a few weeks ago in my M1 account. In response to your rocky economic times comment, it has been almost 2 years now that 'they' have been talking about rocky economic times, recession and a crash. It's been a roller coaster. At this point just gonna keep on buying.

I'm also averaging down but I'm not so sure they will raise rates at all this year. My thinking is just be ready to keep adding through to years end, then maybe add some more in 2024 if it continues going down. Hopefully full position by mid 2024. Best of luck.

O is an impressive REIT. A few moons ago, at one time, I saw O was close to $80. I did recall O dropped to as low as $40 during the first day of covid (March, 2020) and the stock mkt dropped like flies. I did remember the DOW and Nasdaq were completely tanked like no tomorrow. Wow, that was surreal. Everything was so don cheap. I kept on double checking the number, thought my computer caught a bad virus or something... LOL :)

6% is pretty conservative. REITs are a high risk to me looking at this massive housing bubble. Take a look at CLM and tell me what you think. It's in the tank right now, and still paying monthly divs

I understand this being a Reit, you're not too concerned about the AFFO payout ratio being 77.6%. But at what amount for reits does the AFFO payout ratio become worrisome? 80%, 90%? What's your cutoff point?

I am really struggling to stay focussed any positive at the moment. My stocks are down hard, I only stated my dividend journey 2 years ago so I know it's early days, but a few of my stocks cut the dividend and tanked in recent quarters. I am red on almost every stock I bought in the last 2 years except for ABBV.

I like real estate. I like the "bond like" properties of real estate. At my age, I like the growth, income, tax benefits. Most of my real estate allocation is in private multifamily syndications. But I like that O invests in types of real estate that I can't afford to buy myself - yet, they just scale so much better. But, buying O is sacrificing overall return that I could get from my other opportunities Yesterday I sold a CSP at 45. Let's see what happens.

Wells Fargo moved out of their building in Charlotte and the actual owners defaulted on their loan. It feels like no one is safe. Other than that, I do like that price to book of 1.11 and monthly dividends.

I have O, not a huge position because it's a low yield compared to other holdings, and the div is not qualified, but I've been nibbling through the drop. I'm quite red in it now. Bellagio is a gorgeous casino. Your videos are always useful. Thank you!

@@CroncAstronaut MO, BTI, HRZN, PFLT, MAIN, ABR, OH, KEY, ENB, OKE, etc.; hold 35-40 companies for income, sell covered calls whenever possible to buy more. My current dividend YOC is a bit over 8%. I only buy on sale and I've picked up a few more O, but my current focus has been on qualified dividends NOW with 0% tax.

My only gripe with reits in general is that they are slow dividend growers. O does grow it at near inflation rate, but barely. On the other hand, you're getting a good deal and possibly more if it keeps dropping. Eventually we will have a cycle somewhere in the next 20 years in which reits will come back in favor and you will get a good capital appreciation that you normally don't have with reits.

That is definitely my plan. As long as O trades in the current range of $49-$51 (or possibly heads lower than $49), I plan to keep adding. The amounts I plan to add, however, will be smaller. I had a lump sum this time, but future orders will just be smaller tranches. It all adds up over time, however. (Disc: I'm long O)

Based on Elliot wave, the long duration interest rate will go up toward 7-8 %. So, I am not adding o yet.
