I bought 4 units of a 40 long by 20 foot wide expandable container home(as they're currently termed in our region) with an arched gabled roof and semi enclosed front porch kit for our family campground of 700 acres. 2 of them 2 bedroom and the other 2 were 3 bedroom. Unit were $12,000 a piece, minus import tax, duties, state tax etc, plus $10,000 shipping from factory in China to my property on the east coast of the US, total was $27,000 per unit. I see a bunch of these popping up by some US dealers starting at $80,000 up to $185,000. I save thousands buying direct from manufacturer even with import duties and shipping are in the high end. As of 2024, there are no manufacturer outside of China building these. Yes there are US and European companies that customize these with exterior roofing, sidings, porches etc. But as for the container module itself, it's all manufactured in China.

@@kisekinecro shipping containers are often stacked on ships, and a loaded container can weigh over 50,000 lb. I believe the corners are where the greatest force is, so you'd have to be careful about the middle of the roof for example. But I'm sure there would be a way to do it

The other good deal out there are the Amish cabin kits…..the only thing wrong with them is that most states require the stamped, treated lumber. The Amish avoid the state stamps, but us other folks can’t use the wood. Won’t pass inspection unless it’s stamped.

So many haters on here...that roof would be easy to overlay another solid roofing sytem for cheap..and very east to anchor corners of house if wind is any worry.the walls can be removed inside for a more open floor plan.even the kitchen can be rearranging for a better layout if needed..clearly this woman has the land to place the home. The real problem is so many dont have the mind to imagine and think outside the box with design. Plus what nobody is saying is that it is a turn-key design,with move in immediately..No need to buy or rent RV or losging while you build.a big cost when building from scratch.

I remember looking at these a few years back. Great if you already have land. If you don't, you're buying land, paying a lot of money to join the water and electricity grid. @@RozeGxld Have you done it before? Like the original poster said, sometimes it’s not just about the land and the tiny house, but also about preparing the house with electricity and plumbing. That setup could add to the cost. I guess you could use solar, but will that be enough? If you want to rely on solar, you would need a battery reserve to store excess solar energy. If you skip the plumbing, you could just dig holes and poop in the woods.

Ive got a 6m x 3m x 2.5m foldable sandwich panel cottage set on timber foundations. Having electrical conduits everywhere looks messy and expensive imo but the worst thing i have found is condensation at night and during winter. Ive put in a reasonably inexpensive window a/c in and putting passive airvents in. The windows hold water when it rains and collects on the inside as well, ill have to upgrade these and the ranchslider. Ive added additional roof fixings and internal corner and ceiling brackets. I will have to line the outside and inside with ply, this will help maintaining a cool environment inside during summer these get brutally hot in summer and vise verser. Ill have to put etch primer on the roof and re paint as it is very lightly coated. All in all it was cheap at $6,000 and took 2 of us 2.5 days to construct.

Basically insulated at the walls like an RV. Roughly 6-7 R-value. If you're living in the desert, you'll need to frame the inside out with studs, and use a closed cell spray foam, or you'll roast alive.

@@UnPassant-zs9oc We did not need any permits. We live in the Dallas/Fort Worth area of North Texas. When we purchased our tiny house, we knew the sellers would be responsible for installing it. We did not level the dirt, but left it natural. The tiny house was leveled and secured, connected to water, electricity, sewage, and installed temporary steps to our front porch. We had lived for over 3 years in our fifth wheel, so decided that we would go with the 50 Amp option for electricity. We could have gone with 100 or 200 amps, but the 50 amp option allowed us everything that we needed. We purchased a separate 2-burner coiled cooking source, have a built-in microwave, and used many of our pots and pans initially. We purchased a smokeless grill with griddle. This worked out better for us than the burners. Next we purchased a tabletop oven. Our was now complete. When you are looking at tiny hours, ask the sellers about any necessary permits needed in your area. Before purchasing, meet with a building permit staff and discuss your needs. I believe most of your permits are going to be dependent on the site in your area and what your desires are. Good Luck! I have had 2 mortgages in my lifetime and not having a mortgage is the better option!

@@melissapiedra4090 We paid for extra insulation when we bought our tiny house. Tuesday house came with mounted AC and heat near the ceiling. We have 2 units-one in main living area and 1 for the bedroom and bathroom. Our bills have never exceeded $600, even in the hot Fort Worth, Texas weather.

They are so $h!t, there is a young lady down my road that has one, it’s so bad, leaked from the day she got it, boxes of silicone and it still leaks, expanda foam in the gaps, the rats still chew their way in, I call it the tent, there is 2 transportable as well and they’re better. She said the floor is cold no matter what and the condensation is terrible, so the heater works with the dehumidifier at the same time, no water no sewerage no appliances, crane to move it, add all that into it, she has 2 kids in it and moved out again last I asked, there’s a few around I know of and they all have separate free standing roofs over the top put in by separate contractors, in the end it wasn’t cheap, it costs heaps.

It isn't great for hurricane prone areas. But it is a good adu. ❤ A good tip would be reinforcing the roof, the siding, and maybe replacing the door with something stronger. Build out a good solid concrete flood and moor the structure to it!

It's strange, because at least 4 of the huge Chinese companies that sell these, offer a crew to come set it up upon delivery for free in the US. Don't know why in Australia, they don't have that. Plus, this specific model comes in a huge array of wall panels (ultra-light concrete) including laminated wood, bamboo and other awesome choices . The floors as well have a bunch of different linoleum choices including gloss bamboo, stained light or dark, etc. This specific model(s) is by far, among the BEST of the modular (foldable) homes out there. You can order them with a full solar array and an external wall battery. This homes are dynamite.

In America we call this a single-wide trailer home. You can tow them into place and don't need to build them out much. Got their own wheels, utility hookups and leveling devices too. People even made parks for them. They've been around about 80 years.

I would do an air quality test on this thing. I bet there are many…. Interesting vapors in there which might be especially harmful to kids. I’ve seen some crazy stuff (even in normal homes) - VOC over 4000 ppm, TVOC up to 10 mg/m3, which is worse than living at a gas station with open tanks. It’s not that expensive to get a professional check, I would strongly suggest you do it rather sooner than later…

You'll pay import tax, which i believe is fairly cheap. But, you'll need a forklift, or a crane to get it in place. Depending on where you're located, you should think about having it bolted to footers, or to a slab to keep it from being a tornado target.

It’s probably below 30k. For around 30k you can get way better and bigger ones but shipping costs are a pain in the ass it’s several containers for a big one assembled so no I don’t think there are many with free shipping options.

Depending where you are, these may not pass local zoning codes. Best way around this is to have a main house then build this as ADU (accessory dwelling unit) aka mother-in-law unit. Again, all depends on your local laws. These can vary even by city. Last thing you want is inspector coming by and telling you to tear it down

Ok so how does a person get this off the trailer or flatbed if it's not delivered on a rollback? Every one of these that are shipped from overseas specifically specify that they don't have the equipment to do this and it's up to the buyer to remove it off the truck. How does one do this?

Did you check to see if the toxicity of the facility? China isn't known for its safety standards. Remember the Chinese drywall that ate plumbing and released toxic chemicals.
