Hi Sophie, a beautiful girl bought a beautiful house, welcome to Sweden. 😊👍 I dont want to scare you…but it cost a lot to keep a house heated in the north of Sweden. Thats one of the reasons the houses is cheap there. So if you want to get any money left after the winter, put your money on heat and isolation in the beginning. Buy a fireplace like a ”kamin”(wood stove) with glass windows if you want to see the fire, you will get a good one for 20-30000 skr and you need to add the cost of installation to that. You dont want an open fireplace, it will try to suck in that cold air from outside, through every little hole you can find in that house. So a ”kamin” that use very little air, is your best choice, if you live up north. The wood stove will cost you, but fire wood is quite cheap in Sweden, so its a very good investement. Electricity on the other hand is expensive like nothing else, especially in the winter. It will cost you about 1/3-1/4 to heat up your house with wood and a good kamin, compared to keep your house heated with electricity in the winter. And so far north, you will need to keep the house heated the whole winter, even if your not there. Maybe not as warm as if you live there, but if you dont have enough heat on, a lot will freeze and break for you, like water pipes and so on. You dont want that to happen. Talk to a neighbour, they will help you with knowledge how to stay warm. And they probably know someone you can talk to about a wood stove. Thats one of the best things on the country side of Sweden, people usually is very helpfull. I wish you the very best with your beautiful house. 😊👍

Just beautiful space! Congratulations. Kudos on getting things second hand to tread gently on this earth. One thought I had is to consider moving your office out of your bedroom. Your bedroom should be a sanctuary for rest and relaxation. Having your work and your sleeping space in the same location may not be conducive to good rest. A Google search on this topic will return some good articles on the reasoning behind separating those two very different activities. You seem to have enough space in the rest of the house for an office nook or desk. I can't wait to see the progress you'll make in the garden, which is so lovely already. Well done so far!

You have already worked wonders on transforming your house into your home and as you said yourself there is no hurry to achieve everything at once. The cost of building an open fireplace in your living room is going to be prohibitive. As you are in a country setting why not consider a wood burner stove. This requires very little building work to install a glass fronted burner in your living area. Keep in mind your house is made of wood and an open fireplace can create sparks and the potential for a fire. I noticed you already have a covered wood store in the garden and wood is generally easily obtained in the country areas. I will be interested to follow your progress and have subscribed. What a wonderful find ! Very good price . I think you need some curtains, to make it cosy and cut down on the echo, in the sitting room. If you put the bookcases on the right , as you were standing, I think it might make the room look long and narrow. I think they would look better on the short wall opposite your glazed cupboards and TV. Anyway , you've found a wonderful house for yourself. K

Same in my home country, would be soo much more expensive! This is in Västernorrland- so northern/central part of Sweden. There’s actually loads of empty, cheap properties out here in the countryside, so such prices are not uncommon 🥰

The average price, including the more expensive newer houses in the towns/cities, is like 50k up here in northern Sweden. It's become incredibly popular for foreigners to buy summer homes and a lot also move here permanently because of it. Just nice houses and properties for cheap. At least for now, prices have been shooting up rapidly in recent years. Used to be even cheaper. You could get a house like this and large property for as low 15-20k euros not many years ago.

Inherited furniture is always a dilemma. If you feel the dark wood is sucking the light out, then either paint it or replace it. I think living with the space for a while is a good idea. Take your time and you will have your dream come true. Actually, buying a house with land and a view is already a dream come true! Good for you and sending very good wishes your way!

Hi Sophie, congrats on your purchase! How close are you to towns and cities? Are you learning or do you already speak Swedish? What job do you do? I also bought a property for around 28k. It's a guest house, in that it's very tiny, but perfectly formed over two floors. Ideal for two to enjoy cosy winter weekends in or as a base for summer ones. It would also make a perfect and affordable and quite luxurious pad for a single person. It's just above Lake Como, twenty minutes from Bellagio and Nesso, about 30 mins from Como and an hour from Milan. Heating is a challenge, the house is made of stone and it usually snows beautifully all about in winter. It is surely not at all as cold here as it gets in Sweden, of course. I took out a well-functioning fire place (even well-functioning ones do not actually heat and are very dirty) and am about to install a wood burner, in line with Italian regulations for the region of Lombardy. I also installed new gas heating, but in my opinion it's expensive to run. Moreover, the home would be incomplete without a wood burner. All the neighbours have them. The bathroom is new, and spacious thanks to its layout, there's even a bath tub. There is a terrace holding conifers in vases, offering a view of the church opposite and of the cobbled street below. It was a romantic project and also a meaningful one, in that home-buying also requires you to contribute to the community, to be a good resident and guardian of your property. The renovation turned out to be more expensive than I had expected due to a dodgy local surveyor and contractor, chosen for me by my boyfriend. Both of us have learned valuable lessons regarding doing due diligence prior to hiring anybody. Happily, a new surveyor and lawyer are now dealing with this. Working on a house has been fun. I enjoy so many aspects of small space design and living, but am now looking for a large home, immersed in nature. Hence, I plan to do that soon, and to rent the little house to locals. How are you managing your renovation, work and relationships with locals?

What a gorgeous house! You fit right in. What is the heating situation like up there? Not too isolated? I looked at some Swedish houses a few years ago to start a homestead on, but the ones I liked were just too far away from everything to be practical. I like the peace and quiet, but not in the extreme haha. I enjoy my own company too much for that so I'd end up old and alone ;)

Wow, what a bargain. I’ve seen many houses in Sweden, but I’ve never seen a house in such a good condition. In Sweden it’s very common to have a Wood burning stove and not a open fireplace. I live near Sweden in Denmark and my only heat in winter is from my woodburner. I just love it.

you can buy property as a foringer, it doesn't give you a citizenship though. You have to live 4 (or more years if you were here on student visa) and pass the exams on Swedish language, history, politics etc. to get citizenship.

I can't believe you bought all that for only $30,000.dollars, you can't even buy a really decent new car in the States for that kind of money. I can give you a tip on how to get your decorating ideas down so you can start discovering your likes and dislikes although maybe you're already doing this. I know a few people who started by reading and pulling out pages from decorating magazines of all the things which caught their eye. Soon enough you have a folder filled with ideas which appeal to you and as you start going over & over your collection of photos, eventually you start to gravitate to a certain look which I guess becomes you as you start applying it in your own home. I congratulate you on being courageous enough to take on such responsibility and I hope when you get really settled, you will think about adopting a pet and maybe even renting out your guest house. This could be the beginning of something really great for you!
