Well. It wasn't completely impossible. My sister bought a 1960s house a few blks from marine drive station only 6 years ago, 1.2m. Yes.... a whole single detached house on real land in a good part of van... 2 mths ago, I bought a condo close to olympic village station... 700sq foot 670k. It's definitely impossible now. Yes my home is expensive. But...... location location location. Convenient to EVERYTHING

Just a thought for lighting... last older home we lived in, best thing we ever did was put in one of those tube skylights. It's affordable, easy to install, and brings in a ton of natural light. Doesn't look like a spot light and doesn't leak.

Living in the midwest (US ) in the country , all of us along our road & lane mow our varying acreages plus ditches , frontage areas , etc . at least weekly . Along w/ nice landscaping & seasonal flowers , it creates a neighborhood feel / sense of community for a rural area . 💚

@cynthiajohnston424 I'd say mowing every week gets rid of bee and butterfly friendly plants, which are essential for our pollinators. Also it destroys the habitat for a myriad of insects. However, you live in the countryside, so I'd imagine that your gardens aren't as necessary to the miniature wildlife as urban gardens are. You already have a wonderful diversity of plants and habitats all around you. Living in the middle of town, I love to see grass growing with clumps of daisies, dandelions and other natural plants that many people dismiss as 'weeds'. Years ago, my daughter loved playing in our wild urban garden; she would take her binoculars and watch the comings and goings of our garden visitors. Now, in a little flat, I've filled it with green plants. I envy anyone who can live close to nature :)

Hey Nick, WELCOME to your new home! May it be a place filled with love, joy and peace for you and Sophie. As a dog trainer who has moved house a ridiculous number of times over the years (obviously with the dogs!) I can see absolutely nothing wrong... or even abnormal about sitting in a dog bed in a kitchen... doesn't everyone?! Just a couple of tips to help Sophie settle in really quickly - If you're visiting your new home, take her with you to explore. Don't wash her bed before moving so she has something that smells of her in her new home. And finally on moving day either have friends look after her or shut her in a room that no-one goes in until everything else is packed and gone and then she can go with you without the stress of seeing her current home disappearing (or the danger of getting lost - a number of dogs end up escaping with all the comings and goings, so it's safest if they're not there or are shut away from removal people.) Hope all goes really well and I look forward to the updates.

Yes, and white in a low light home = recipe for dingy. Paint pros suggest midtones on the paint swatches for low light homes. Simply White is great but not as a wall color in all exposures.

Things I’ve learned about owning a lawn: 1) the more you water the more it grows. 2) if you cut it too short it turns brown, so raise your mower and cut small bites at a time. 3) just hire a gardener, ask your neighbors to find one.

Something we do occasionally is let our lawn grow longer, the roots grow deeper and we find that it stays green over arid summers, this approach is also eco friendly as when you cut it short the roots sequester carbon in the soil, much safer than in forests which might burn.

If you don't live in an HOA area ('cause apparently Canada has this horror too), you can consider pulling up the grass and installing clover which doesn't need to be mowed and is more beneficial to local wildlife in the form of not needing to be watered as much as grass, having flowers for local insects, doesn't deplete as much nutrients from the soil, and causes less pollution ('cause it doesn't need to be mowed and less water uptake), and is easier to maintain overall. If you're really HOA free, you can pull up all the grass and then let local wildflowers take over the lawn, though this depends on the neighborhood. And that's far, far more beneficial than any grass you may have as it benefits birds, insects and local wildlife. I'm pro no-maintenance lawns that benefit the planet.

I let the whole thing turn to wildflowers, and only did mild weeding and there was an increase of insects, birds, etc that came to the garden. And unlike what people think, it didn't choke out the existing plants there at all. In fact, we got a record harvest of rhubarb and tomatoes. The rhubarb got huge. My parents ripped it out despite all of the buttercups, the bluebells, the queen anne's lace, etc, and then the amount of birds and insects died with it. They couldn't identify the "useful" plants and thought it was "ugly". But I thought having butterflies and bees come to the garden was awe inspiring... apparently they didn't because they didn't sit there for hours seeing the wildlife that increased around it. Years later now it's a trend with gardeners to try to boost the productivity of their gardens. But you can also try to get local seed mixes too. They take no tending and when I did it in conjunction with the garden I didn't have to water it as much either.

October Mist was the basis for my entire home's paint choices, I did that color in the kitchen, living and dining rooms. I have no regrets, I treat green like a neutral and it's provided a wonderful and interesting backdrop to my whole house. So happy you love that color too, you won't regret it!!!!

We also just moved after years in the same home. Within 1 week we painted 3 smaller rooms the exact same colors from our first home. Next, the main areas will be painted the same as the previous house. We are used to warmer tones with warmer lighting. The current dingy light gray with bright clear bulbs everywhere (worse than boob lights) makes this feel like an old prison or hospital. The unpainted parts of the house- feel like a strange airBNB. I Thought we were odd for picking the same colors so It’s nice to feel like we are not the only ones doing that. Let the painting begin. It’s exhausting but always worth it. Congratulations!

One trick I learned about choosing paint to get the most light, was holding it at an angle to the light to see which sample reflected the most light. Colors could be very counter intuitive. Just because it was "white", didn't mean it reflected light well. And it was more than just the paint type (e.g. flat, eggshell, etc.)

We just moved into our first house, and this fall we are replacing the grass with a different ground cover that doesn't require as much maintenance. We are thinking about doing creeping phlox or clover. Its good for nature, its pretty with flowers in the spring, and we won't need to mow the lawn nearly as much (or maybe at all).

Or skim coat it. Scary to scrape or trust others to do a good job, if it’s got asbestos. And in the U.S., homes were permitted to have asbestos popcorn ceilings until supplies ran out in the mid-late ‘80s, so anything built or renovated around then or prior is likely to be asbestos-containing popcorn. When I was in college one of our neighbors used a couple of those type light fixtures as popcorn bowls. They found them in a closet of their rental, and cleaned them up. I now and forever call those popcorn bowl light fixtures. 😊 And, mowing is very dependent on how much water your lawn is getting. More water = more mowing.

A good physical security thing you can do quickly is replacing 2” screws into the front door frame lock. Makes it harder to break down the door.

@@SnartNik the lock mechanism where it attaches to the door frame has screws in it that usually don’t go in very deep. You can replace them with 2” screws that go into the house frame that make the door less likely to be kicked down.
Some security experts suggest 4” screws. And replacing the thing your door clicks into (forget what it’s called… the whatever… kick plate?). Can you tell I live in an unsecured dwelling still? 😅

Yes. If you don't have a lot of money to spend on renovations, then paint and really good lighting is the way to go. You can completely change a room just with lighting alone. Levels of lighting and dimmable LEDs can work miracles.

Congrats Nick. For whatever reason, for low ceilings, the linen lampshades are by far the best to me. Actually one on very wide or oversized side would be the best, I wish they would put some kind of a lens so you can't see the inside from the bottom.

I really recommend working with a landscaper to replace the lawn with low care shrubs, perennial flowers and low care trees, unless of course you like the lawn! Do whatever is best for you.

When you're ready to build something new, there's a company in the area that moves houses that are in the way of new builds and sells/delivers them to other people, which saves a LOT from going to waste, if your house is suitable. Nichol Brothers House Moving. There are quite a few salvaged houses in the Gulf Islands.

The thinking that an older home doesn’t have a lot of windows is something of a fallacy. From about 1885-1915 in the US houses were built with big and tall windows, and lots of them, usually 2-4 in each room! Then the War came a d smaller resources which meant smaller windows. Then a Depression, followed by ANOTHER War. Canada suffered similarly. Windows got bigger again in the late 60s/70s. So you bought a mid century home. It will be great in Simply White!

Congrats! Hope to hear the "choice of lawn mower" video soon! I would suggest an electric push-behind mower that is self-propelled, such as the EGO mower. Be sure to get an extra battery. The nice thing about these is that they fold up very small and don't take much space to store- they can store vertically, and also have push-on, push-off start so you can stop and start at any time. Yes, normally one would mow weekly from April to July, then perhaps every other week until October depending on what has grown. Make sure your lawn is easy to maintain, such as have an area for plants and then an area that is just grass without a lot of plantings, so you don't have to mow around much of anything so it is easy to maintain.

A tiny bit of advice on your yard if it is small get yourself electric cordless lawn mower so much easier to operate..... tress add value..but Eliminate gardens, there's a lot of weeding and uptake..... Go for a huge patio with a couple pots that have flowers... Much easier❤

About gardens - lay weedmat, cut holes to plant ornamental shrubs, cover with a heavy mulch. No weeds. I did this nearly four years ago and there are no weeds.

Eliminating gardens is not the way. We need plants, trees, native vegetation more than ever before. Just work smart rather than hard with native plants and trees. Very minimal care needed.

Luckily, my spouse and I were able to pay off our mortgage early. We took the money we were spending to accelerate our mortgage repayment and invested it right away while we were both still working. We were able to retire early after accumulating what would have been our home payment for over 7 years and maxing out our 401K/403B plans. Thankfully, both of our parents taught in us the importance of living within our means.

Congratulations!! think you will love green cabinets. I just finished a kitchen renovation with them--one of my inspo pics overlaps with yours, even. My favorite part of moving to a single family home from an apartment is the light. Even if the windows are small, you can enjoy how the sun moves across your home throughout the day. Living there you will get all sorts of great inspiration for how you want to design your eventual new build. Congrats again, can't wait to watch it unfold :)

Hi Nick, we live in southern California in a single family home. We have our lawn mowed every week in the summer and less in the winter. The heartiest grass is St. Augustine and it holds up well to dog waste. Don't forget to fertilize the lawn as well. Another point to consider is to evaluate when the pipes were put in your home. Before remodeling you may want to get bids to repipe your home. It certainly is not glamorous by any means by water leaks are horrible (slab leaks, pipe leaks). I hope this helps and cannot wait to see your future videos.

Wishing you all the blessings for your new home Nick! I live in an old home with not a lot of natural light. Let me tell you, it does affect your mood, especially if you're not used to that type of environment (I'm an expat & used to live in a big house with big windows, floor to ceiling French windows & of course lots of light & landscaping). My 2 cents worth: Choose cosy colours for winter, but with summer darker tone colours will feel as if they are stealing any sunlight that manages to peek in & if you wake up in a shitty mood wanting an instant lift that only NATURAL LIGHT can bring ..... So for the living areas & kitchen you should definitely err on the side of caution & choose the lighter tones when painting the walls & with kitchen cabinets.

😮I have been living with Benjamin Moore Vale Mist for a number of years in several rooms and the right green is so much friendlier than even a warm white. It really does bring in the feeling of nature without having 50 plants. (I too am an indoor plant killer). It is also design friendly and has not limited my design choices. Have fun! It is your house and the only person you need to please is yourself!
