We had one of those built ins in the hallway of our house. We had to demo our whole house anyway, so we rotated it to be behind the door in the bathroom so the hallway was less “busy”. It’s nice to have a spot for artwork in the hallway or just a blank wall instead of more doors

Turn the refrigerator 90ʼ degree and go for shallow storage will look good . Also can do one thing paint the fridge in somy earthy or natural type color ( i think you got what i wanna say! ). It will be perfect. One more suggestion for bathroom you could use the approach that u used for your bus washroom a bit of tiling and some modern yet classic fittings will be best. Atlast, flooring in master bedroom is awesome. Please don't change that...

Turn the refrigerator towards the kitchen. There is a principle of kitchen layout where the sink, fridge and the stove make a triangle. If you turn the fridge, toiled be able to make a triangle and the kitchen will be so much more usable.

Before you paint the concrete I would highly recommend an outdoor tile. It sets the mood before you even open the door. It’s more money but a better non-flip look.

Mike if you're going for a Flip then you need a private bathroom in the master. I think combine the two other bedrooms to make a long master suite with private bath through the closet towards the backside of the house. The current master becomes a normal bedroom. Main Bathroom stays put and you expand into the back living room for another bed room. For flips specifically good design and functionality is better than being in budget because it allows you to get better prices vs staying in budget and getting lower value as good design was not achieved. you can replace the door and right window next to the kitchen with a slider and patio cover for light and making the space feel more open after you expand for the 2nd bedroom right of the primary bathroom.

Good for you on your new purchase! DO turn the fridge and put a pantry behind it. It's just more efficient. But on revealing the toilets? IDK....that's bad qi (think feng shui). Seeing a toilet as soon as you walk into the bath is bad because the qi can go straight to the toilet, ie, your money will go straight to the toilet. You COULD remove the wall, but try to find a way to put something to replace it....maybe a resin translucent "screen" there, or a built-in skinny shelving unit that will provide more storage for those things that would end up on the countertop otherwise, or perhaps room for decor. We all want this to be a money-maker for you, as well as a good happy home for your buyer!

The beauty of a 1955 house is you can modernize it with mid-century modern architecture in mind. Go modern with all the baseboards, door and window trim but keep the wood floors and wood accents where appropriate. Maybe incorporate Cherry wood somewhere? For the half bath i'd definitely keep the sink and modernize or "retroize" everything else. The hallway linen closet should be kept since it's original and looks fine. There's lots of potential to make this house feel fresh, but not too away from its mid-century aesthetic.

About fridge: when you on kitchen you have to have like a triangle, fridge >sink>stove. So I would definitely recommend to turn it. It will save a lot of time when you cooking

The living rm, kitchen/dining is odd. I think the half wall at the back of the cabinets is outdated and the partial walls in the living rm are bizarre but I think the fridge facing the kitchen would be the most convenient as far as daily use goes. Pls don’t use ikea junk, build custom including a new bath cabinet, it’ll be worth it. Nice house to start renovating, a lot of cosmetic changes more than major reno hopefully. Love that shop, that’ll be great to use while building

You could.. Down it from a 3 to a 2 bedroom and knock out the room next to the master and build a lux master suite! With a brand-new on-suite bathroom. That would make your current master bath a guest bath! Then you could get rid of the Kitchen bathroom altogether and push the Kitchen back doubling the size of the Kitchen! Then just Move your fridge into the extension where the bathroom was. Finish the Garage obviously and I like your plan for the built-in entertainment system.

Great opportunity to show people what renovations would cost if you DIY most of it vs contract it out. Maybe you could get a few quotes beforehand so you can more accurately calculate your savings. The place looks great! One thing that I have seen is people will put in LVP over the original hard wood floors to keep them from getting torn up by renters, then if the renters ever mess up the flooring, it is easier to replace the LVP. If you ever decide to sell this place, you can pull the LVP up and finish the hardwood flooring at that point.. I'm excited to see this project!

Leave the cabinets alone! They look good enough and refinishing/matching an extended piece won't give enough value for the massive amount of time it will take. You have a good eye for design and could totally make those cabinets work

Man, that is pricey for Midwest City. It looks like a rough neighborhood, but since that area is being developed, you might be able to make some money on it. Can't wait to see the finished project.
