South knowing your business, I would guess you could still use that room to store other stuff in until you need it for a cool brake room or something for employees. And somebody else stayed above, you could store things in there like packing material and who knows what else and you can lock the door for extra protection. Too bad there's not a bathroom in the room. But air conditioning and heat for those extreme days is a great place for people to go to recuperate when they're cold or hot. Build shelves that will fit in the room without inhibiting the heater or the air conditioner and use them. On the other hand you could take down one of the walls and use some of the space and use a curtain to cordon off the rest of the room to enjoy the air conditioning and or the heater. If you opened up the front wall you can store more pallets of stuff in that section leaving the room partially usable for something else.

Keep the office, an independent quiet room / secluded space is nice. Put some lipstick on it and it won't look like such a piece of 'junk'. Buildout some new shelving on the ceiling and utilize the space above like an attic for stuff you need to put away (that isn't too heavy).

You can keep the office and have it a dedicated media room where you or your gf can use for that and merch processing, video editing, launching etc. If you just had to film then handed over your footage to whomever your media person would be and that would free you up.
