I personally don't think stocks or real estate are a great investment because they rely on the existing broken monetary system and are also way overvalued due to the historically low interest rate environment. One day Bitcoin will eat the monetary premium of stocks and real estate

Not at all crazy! I am currently doing the same thing by moving as much as I can to BTC. I don't care much for real estate other than a house to live in. The pandemic has proven that the governments have the ability to restrict and destroy your rental real estate business by preventing you from evictions. The market on average does go up x% per year. it's not BS. But, that doesn't mean any one portfolio will do that. Which is why most people go with index funds, because they do mostly track the overall market. That said, good luck. I thought you were crazy at first, eggs/basket, but you said it's a small percentage of your net worth... well no problem. Also, in addition to real estate check out fine art, numismatics, etc. There are plenty of alternative asset-based investments. But, yes cash flow is king baby.

Also, triple my money is a joke compared to what Real Estate has done for me. I invested $156K in 2009, and that's more than 10X'd for me. I bought Bitcoin in 2017, and that has more than 10X'd, too... so, 3X is really bad.

But putting all your eggs in one basket seems a bit foolish. I max out my Roth IRA with index funds, then I put the rest into Bitcoin. During my retirement years I'd be taking an income from both my Roth and Bitcoins so retirement will be comfortable. I won't have to rely on tenants to pay me an income since my stocks and bitcoin has grown to a number where I'm able to take a safe withdrawal rate without ever running out of money. Relying on tenants to pay you income is a bad idea, there's major counterparty risks. They could burn down your house, or maybe they decide to stop paying you rent and live there for free. Now you gotta pay legal fees and get a lawyer to kick them out and that's gonna take a long time.

yeah, i mean don't do anything crazy, but owning property(ies) is always number 1 for more reasons than current value. i see no argument where stocks are "better" than Bitcoin.

Jonathan, you can't measure the stock market performance based on the stocks you actively chose, you need to take the index / passive tracking ETFs. If you invested in 2013 in a passive S&P 500 ETF you would have tripled your money today.

You're just repeating the narrative that's been beaten into you - show me anyone who's become wealthy in the stock market WITHOUT making it their full time job (hedge fund managers, warren buffet, etc). You can't. But I can show you thousands of people (myself included) who've become millionaires passively by investing in real estate.

what about historical returns adjusted for inflation stock market vs. real estate over the last 100 years? cherry picking specific properties during specific timeframes may not be the best indication..

The idea of having your portfolio as income is foolish. Your approach was clearly wrong, the goal is accumulation. You are supposed to use realized gains to accumulate more stock naturally diversifying your holdings. Three of my coal mining stocks are up 150% in a month - simple analysis based on macro events, now I have more capital to purchase shares in companies that have freshly signed contracts and credit lines. People are lazy, many "investors" refuse to spend 30 mins reading a companies quarterly report. My portfolio summary shows I am 10% in the red but my actually share count and cash balance is up 40% since the beginning of the year. Again accumulate, when you have a large number of shares their current price is no longer relevant, only then will dividends become a source of regular income, they are paid per share not according to current price.

I am curious about how much wealth you must have if stocks is a big portion and it is only 5% of total portfolio. That makes me think you already have at least $2-10 mio... With that kind of money there is no problem for you to live now and spoil the wife as well :-)

I don't talk publicly about my net worth, but, I do have 7 figures into real estate, both investments and my own properties. But, net worth ≠ quality of life... CASH flow = quality of life, and fortunately, most of my real estate investments pay out every month :)

Probably 5 years. I'm in the process of (hopefully) selling my other business, and I need to keep my capital gains income under a certain amount for a while.
