My suggestion is to find a real estate group that meets monthly or quarterly. This will give you a better perspective and easier to navigate. Dave is correct that RE development has the highest risk, but what he is not telling you is that it pays the most as well. The best way to eliminate risk is to partner on a small project and learn. The tricky thing about partnership is to make sure you are partnering with a ethical person and goals are aligned. Networking, talking to people is the best way to get into the business. The best way to get into real estate is to buy land. Aside from that, and having no money, I would say property management is a good place to start. While studying and reading, look into property management and how to work on things inside the property. Learn to be a handyman so you don't have to hire one every time something needs to be fixed. After high school, look into apartment management and make readys. You will gain a lot of knowledge and valuable experience on how things work very quickly. DR has done this as my boss who owns the largest property mgmt. company in the world. He started mowing lawns like Dave.

My plan for this young person would be: 1. Get a job with an excavation firm and become a heavy equipment operator. 2. Save your money and don't borrow. 3. Buy an inexpensive undeveloped property. 4. Rough grade and installl a build pad on said property. 5. Sell said property for a healthy profit. 6. Rinse and repeat, until you're the one overseeing every aspect from rough grade to finished single family home(s). If the development career doesn't pan out, you're still a heavy equipment operator making more money than most people.

you shouldn't forget that with buying run down property, location plays a huge role; if it's going to cost you 35k for the mortgage down payment (around 20%) and another 30k for the refurb but the average sell price for similar property in that area is only 200k than you'll be at a loss, or it at least would't really be worth your time. Unless i'm incorrect then please let me know.

I'm in quite a similar situation to Mustafa, I'm a 15 year old that's been interested in the income potential of Real Estate since I was 14 and looking to get apprenticeships for experience reasons. I've been seeing some comments talking about how there's already too much land being taken up by property and tbf I do agree, of course I love nature and wildlife in general but it seems my only other option is to work for someone else on minimum pay for the rest of my life... I've grew up in a working class environment within the UK and know all too well the struggles and stress that come with a small paycheck. I don't want the same for my future family, that doesn't mean I wont teach them the value of money but I also don't want them to be wondering where our next meal is coming from or if we can afford rent/utilities this month, especially at such a young age. This is also the reason that I don't necessarily want to make tens of millions but also not under 100k annually. Within the property sector, I'm honestly more focused on the refurbishment of old property or development within already situated areas like cities, I wouldn't want to tear down beautiful landscapes just so that some rich guy can have it as his "view" every morning. Sorry for the long paragraph I just like thought-provoking topics.

An agent sells property usually through a company and makes commission on it. A developer buys beat up property, fixes it up and either rents it out or sells it for a higher price to make money Hope this helps x
