In order for a crash to happen like the one in 2008 there has to be a lot of people foreclosing on homes. Since Banks have gotten a little smarter and are not giving loans out like candy. It's hard for me to see that there's a crash coming soon. There is a major house shortage and builders can't keep up with demand. I have seen a hundred homes get built last year and every single one of them are occupied. They're building another 200 homes down the road and there are people buying them already and they're not even built yet. The demand is real.

Crash or no crash, I’m not giving up my 2.50 interest rate no matter what the value is. I have a super low payment that’s a hedge against inflation. There’s a lot of people in my same position. There won’t be a crash. Worst case home prices may come down 5 to 10 percent. That’s no where near a crash when home prices have almost tripled over the years

I always had the tendency to compare myself with others. When I was in grad school with my wife, we could not afford any of the things people around us were doing. Even a nice vacation. It got to a point where I had to switch off from people and focus on ourselves. After graduation and getting good jobs things got much easier and things we thought were impossible we could afford easily. My advice would be to focus on yourselves and family and unbelievable things happen. If we chase what other people are doing at our age we would never be happy. focusing on ourselves gave us things which we would never have imagined in our wildest dreams.

a lot of the people who claim to 'own' houses are actually in debt to the bank for their house and are what you'd describe as 'house poor'. the cultural pressure to buy houses is largely invented by the real estate industry and devlopers to rope people in to a liability that masquerades as an asset.

Yeah I think sometimes its the people around you. My parents always tells other people that my wife and I was a failure because I dont own a home since 2019. It made me feel bad most of those times. But by 2020, my wife and I left home and rented an apartment. And we flipped our finances around since. And we just bought a house, has 350k in retirement fund. Sometimes the people you expected to support and guide you were the ones discouraging you. If that is your circle, run!

You never know what the future holds for you. My family and I have been renting for many many years and I finally bought our first home just a few months ago (at the age of 29). I never would’ve imagined myself of ever owning a house given our family’s financial situation back then. Lo and behold fast forward 5 years I’m now a homeowner. There’s nothing shameful about not owning a house at certain age. The most important thing is to remind ourselves to be grateful for what we have now and to never lose hope for what we want to achieve.

I made it a point to get my first house by the time I was 35. I ended up getting my second house before I was 40. Fortunately for me, I got both of these houses long before Covid hit, and the interest rates were forced upwards by Jerome Powell in 2021. I was able to get two smaller houses for less than $299,000 each. Now in 2024 either of my houses appreciated more than $500,000. There are developers and desperate homebuyers who would easily give me $600,000 if I wanted to sell. Here in New York City there are people who are spending over $5000 a month for apartments in Manhattan. There are people spending more than $3000 per month for apartments in Brooklyn. There are people spending more than $2000 a month for apartments in Queens. Either one of my houses has a mortgage lower than $2000 per month.

No more rent increases and no more loud neighbors through the walls. Everyone is one a different time line. My coworker saved for 25 years to get to a modest home that she loves. I'm 40 and don't own a house. We were planning to move out of state but kept getting sucked back in with opportunities. Good problem to have. Been investing like crazy. We are financially moving now 6 years later... but our income is 4x higher. We are positioned better. We are renting in the new town again and the plan is to buy land and build a house in the nextvyear or 2. Houses are WAY overpriced. I can build a house for 40% the cost to buy, without factoring in high interest loans.
