But you can’t get a house built for under 300k in this market? Or can you?

Actually you can build for under $300k if you're willing to sacrifice location. There is a builder in Lexington...brand new $280,000- $290,000 range but I just listed a beautiful property off Stratford Road this morning... $259,900 granite, tile, stainless steel appliances and 2 car garage 3 bedroom built in 2016
